Aspiring for a best-in-class scheme, streamlined by collaboration. ⭐ Marlet Property Group, in collaboration with BAM UK & Ireland, sought to deliver a project at One Lime Street that exceeded market standards, despite the unique challenges posed by the COVID-19 pandemic. The development of One Lime Street was driven by an aspiration to create a best-in-class residential scheme in Dublin’s rapidly growing Docklands area. The scale of the project was unprecedented compared to previous developments, which required a high level of trust and confidence in the processes and technologies being employed, particularly given the restrictions on in-person visits and meetings during the pandemic. One of the primary hurdles faced during the construction of One Lime Street was the integration of precast connections, specifically the successful implementation of balconies, which had not been achieved on previous projects. This required innovative solutions and meticulous planning to ensure the building's structural integrity and aesthetic appeal. 🔗 Read the full case study on our website: https://lnkd.in/eZDgAZgR #CaseStudy #Apartment #Innovation #ConstructionTechnology #Aesthetic

VCAT Approves Multi-Million 14-Storey Tower in Frankston! The Victorian Civil and Administrative Tribunal (VCAT) has approved OYOB Property Group’s appeal, paving the way for a 14-storey mixed-use development at 424-426 Nepean Highway, 54km south-east of Melbourne’s CBD. Designed by Bruce Henderson Architects Pty Ltd, the project will feature 105 apartments, ground-floor retail spaces, and views of Kananook Creek Boulevard. This approval amends the initial 2018 permit for a smaller 10-to-11-storey design. The site’s 2668sqm footprint sits in an evolving area, transitioning into a hub of mid-rise and taller developments. Frankston City Council initially denied an extension of time and amendments to the permit, citing policy changes. However, after deliberation, VCAT sided with the developer, granting both an extended timeline and the amended permit. With the area’s urban profile rising, this approval adds further momentum to Frankston’s transformation into a vibrant mixed-use destination, as it sheds old attitudes of the city. #BuildingTalks #PropertyDevelopment #ConstructionIndustry

Toronto's Planning and Housing Committee recently considered a feasibility report that could reshape residential construction by permitting single exit stairs in four-storey buildings. This change could mitigate the housing crisis by freeing up floor space and improving living areas. Remember the days when two staircases were mandatory? This rule, rooted in early 1900s US codes, might soon evolve with modern building designs and advanced fire safety measures. Talk about progress! The proposed benefits include: - Enlarged living spaces - More natural light and accessible units - Efficient design allowing more bedrooms Potential alternate safety measures like sprinklers and wider stairs ensure that this innovative approach maintains high safety standards. Could this be the game-changer Toronto's housing market needs? What are your thoughts on adopting single exit stairs for low-rise buildings? #RealEstate #Toronto #HousingCrisis #BuildingCode #UrbanPlanning #Innovation 🚪🏙️

On June 26, New York City Housing Authority (NYCHA)'s Board approved a contract with Mega/Technico Joint Venture to renovate 1,668 apartments at Wyckoff Gardens and Gowanus Houses. This marks a significant step forward in the $216 million project funded by the 2022 Gowanus Neighborhood Plan. “These planned renovations are an investment in enhanced quality of life for over 3,700 Brooklyn residents at Wyckoff Gardens and Gowanus Houses,” said Deputy Mayor for Housing, Economic Development, and Workforce Maria Torres-Springer. #NYCHA is utilizing design-build project delivery, which improves coordination, shortens the procurement process, and ultimately saves money by awarding contracts to single entities for both design and construction work. The renovations will include kitchen and bathroom upgrades, hazardous material abatement, and heating optimization, with a focus on resident input and minimal disruption.
