Phil Mobley at CoStar Group issues an interesting discussion of the relationship between presumed occupancy and demand for space in the legacy office market. Two charts in the article explain the relationship very well. Most markets remain in a negative absorption posture with inferred occupancy, measured in three ways, suggesting that occupancy has been essentially stagnant over the last year. Houston and Miami are the exceptions for several reasons. Inferred occupancy does not measure actual occupancy but suggests reasonable levels based on the metrics used. For example, APTA Public Transit Ridership shows increases over time. But to get a true comparison, you need to know when the rides occurred. In 2020, most were into Manhattan between 7AM - 9 AM and out between 5 PM - 7 PM. If you looked at current data, you likely would see a materially different profile with more random travel and peak times moving by individual day. This was not done in this metric as far as I know.
