Helping the client understand where they stand with the MEES legislation looking to require a minimum B rating in 2030 for financing requirements. The team had a good day with the client discussing possible MEP improvements they may need to do to the property going forward.

The Building Safety Act will stop Britain building again..... We do a lot of refurbishment work, some to High-Risk Buildings (HSB). We are currently submitting to the Building Safety Regulator for the first time. In my view, The Building Safety Act has cast its net far too wide and has captured a myriad of small projects such as minor internal changes to apartments in these HSBs for example. This legislation needs to be urgently reviewed by the incoming Government to prevent gridlock at the Building Safety Regulator (BSR)..... The BSR are inundated by these small projects that are by their very nature low risk and only involve interior refurbishment. In my view if there is anything that is going to stop Britain building again it is this piece of legislation. It is currently predicted to take 5 months for our simple apartment refurbishment to gain approval. This delay is quite apart from the fact that it also took weeks to compile all the vast reams of paperwork the Regulator requires.... At some significant expense to our client. The documents required are completely 'over the top' for minor projects. PS What do you think, do you have experience submitting to the BSR? Do you agree that reform is urgently required?

The Latest Update in Building Safety Standards New Government guidance has recently been issued to call for second staircases in all new buildings over 18 metres from 30 September 2026. Here’s what you need to know: - All new buildings over 18 meters must include a second staircase. Buildings that have started and are sufficiently progressed before that day; or have started and are sufficiently progressed within the period of 18 months beginning on that date will be included. - Existing tall buildings are also being considered as part of the Grenfell Tower Inquiry’s recommendations. The Home Office are currently considering responses to their consultation which is likely to be published in due course. - Currently, we are in the 30-month transitional period, with a date confirmed, this guidance now provides clarity for developers. Projects previously held at the planning stage can now go ahead with certainty.
