We are seeing an increasing demand for our advanced energy modelling services, which allow Clients to assess their assets stranding risk using CRREM. With the targets within CRREM being science-based, our standards of energy modelling allow the intervention pathway to a better building to be science-based, too. #realestate #sustainability #netzero https://lnkd.in/eutNNxyp

I’ve spent much of the last year trying to understand a new industry 🩺 💊 …and this is the reason ⏬ In March we’ll be launching our latest project: a bold and ambitious step into the phenomenal work of HealthTech. Together with our great partners at The Howard de Walden Estate , we’re bringing to life three incredible buildings of almost 40,000 sq ft on the beautiful Portland Place, in the very heart of Central London, and creating the UK’s most collaborative Health Tech Hub. It will be a thriving ecosystem for startups, investors, and professional services to unlock new opportunities and allow for cutting edge technology and good old-fashioned human connections to collide. All of this is happening right in the heart of the Harley Street Health District and the opportunity to play a small part in advancing the healthcare landscape is incredibly powerful. We’re helping support the bold and visionary steps taken by Mark Kildea, Julian Best and Richard North to create this legacy, building a home for the industry, and it’s been a genuine pleasure to build this vision together. Named Hale House, it will be home to nearly 700 Health Tech professionals in the UK, supporting their journey through growth, regulation, fundraising, investor relations and giving them a platform to advance the world of accessible healthcare. We’re delighted to welcome the brilliant team at UCLPartners as the first of those members. There is a lot more info to come but for now we’re excited to be bringing this project to life and leading the coworking industry in the advancement of industry specific spaces. My latest article is on the challenge of retrofitting older building stock with heat pumps and the need for more innovative solutions, such as heated wallpaper. #sustainability #netzero #buildings #innovation

The challenge of retrofitting, do we need more innovative solutions?

Case Study: Oceana House - From EPC 'B' Pathway Study to 'A' Rated EPC Oceana House, located in Southampton's Central Business District, began its journey with an EPC 'B' Pathway study led by our Sustainability Team at KJ Tait. We assessed cost effective and practical upgrades to lay the groundwork for the extensive improvements required. Initial EPC Assessment: We started with a baseline model that found the building was rated as a 'C'. Developing the Pathway: Our team considered the age and condition of the boilers, chiller and AHUs and provided an upgrade path to maximise the EPC rating. Boiler and Chiller Removal: We managed the removal of outdated gas boilers and chillers. VRF System Installation: We designed a Variable Refrigerant Flow (VRF) system for efficient heating and cooling. New Packaged AHU: We designed a new packaged Air Handling Unit (AHU) which was installed where the chiller was located. The previous supply and extract units were located on different areas of the roof with no heat recovery. Solar Power: Our design and sustainability teams worked together to design and manage the installation of a 28kW PV array on the building's roof. Collaboration and Success: This project showcased our commitment to working across the company's departments and with the Client and Contractor to deliver a much-improved building. Outcome: Oceana House now proudly holds an 'A' rated EPC. #realestate #sustainability #design #energyperformance

We continue to advance our energy modelling capabilities at KJ Tait and have now delivered three signed off NABERS Target Ratings with another three in development. The process is a robust mechanism for ensuring that office buildings operate as they were intended to during the design. It is one of the ways that we are closing the performance gap. The team at KJ Tait can deliver a building from the design stages to providing support once in operation through our Facilities and Sustainability departments. Having that continuity of support can help to achieve targets. With the NABERS UK scheme now with CIBSE, the hope is that more buildings will be assessed under the Design for Performance framework and the in use rating system. At KJ Tait, we have qualified NABERS assessors who can assess the star rating of your building and provide practical advice on how to improve via operational energy adjustments or capital projects. #BuildingPerformance #NABERSUK #EnergyManagement #RealEstate
