👋🏼 Ever wonder what you should look for in an Escrow Officer? Here’s a list: ✅ See that they work for a reputable and long standing company, preferably an Independent Escrow Company (a company that does escrow and is not affiliated with any other company). 🙋🏽 Why is this important? Checks and balances. All escrow companies have regulations to follow and frequent audits. Reputable and long standing companies will be most familiar with regulatory processes (including how to file paperwork and bank on the back end of the business). For example, employees that are allowed to sign checks should not be the employees who do the daily banking. Independent escrow companies are unbiased and have no affiliation to any party. Remember: you can check the DFPI website to be sure your escrow company is legitimate and in good standing before sending in any money. ✅ Ask how long they’ve been running an escrow desk. Longer is better! Escrow is something that is learned over time and, since no two transactions are alike, experience matters. I repeat: experience matters. ✅ They should be responsive and informative when you attempt to contact them with questions. You should not have to hunt them down or remind them to do their part of the job. Be aware: escrow is busy! Leave voice messages and contact by email if you are unable to speak with your escrow officer right away. That is sometimes the only way they will know you tried to get in touch. ✅ Strong customer service skills. This does not only boil down to only answering your calls/inquiries with a smile. This means, making that extra call, taking the extra step, being timely and aware of your needs, making your life easier and not pushing work they would typically be responsible for back on to you (the agent) or your client. A real professional will make you feel taken care of and confident in their abilities. And lastly, ✅ Tact and Confidence: The ability to handle several personality types professionally and do what it takes to get the deal closed as scheduled. ✅ (one more) bonus points if they work at @ic_escrow in Long Beach 😃 @ic_escrow 🏢💕 #escrow #realestate #escrowofficer

I strongly dislike the idea of always being behind my computer and managing everything from my desk. It's crucial for me to know all the ins and outs of every transaction instead of relying solely on assistants. When you call the office for me, you'll speak directly with me—I'm the one who can answer your questions. In my view, relying on an "escrow team" is outdated and unsustainable. Providing top-notch service means being hands-on with each file throughout the entire process.
Cradle to Grave.... Are your files passed off from an Escrow Officer to an Assistant and then to the Assistant of the Assistant? At First Equity Title our Escrow Officers handle their files from "Cradle to Grave" Yes, from start to finish your escrow is worked by the Escrow Officer! Why does this matter? Our Escrow Officers take pride in being on top of YOUR escrow. When files are passed around to several people critical dates can be missed and if you have an urgent need to talk to the Escrow Officer- they may not actually know the status... First Equity Title will never treat your escrow as just a transactions- we treat them with the knowledge you are trusting us to handle your clients with care... Experience the First Equity Title way... give us a try. #fetarocks

Realtors/Loan Officers - I am calling in all my favors. If I have ever helped you - outside of having a contract or purchase order active and in the process - then I am asking you to return the favor and send me your next deal. Remember why you call me when the contract is with the other title company and escrow officer. We are not all made the same. My personal knowledge, expertise and ability to plead my case and facts to an UW to get a file cleared of title issues is what sets me apart and why I can get the deal done. It's why I can handle the challenging files. I'm a problem solver and won't stop until I find a solution! Send your next contract/deal to me at MBerry@SecuredTitleTX.com! #WeAreInThisTogether🫂💕 #MelissaBerryEscrowTeam #SecuredTitle💙🩶🤍 #TitleInsurance #NeverBuyAHomeWithoutIt

The Crucial Value of Counter Offers: Keeping the Deal Moving Smoothly As an Arizona Escrow Officer, I witness firsthand the power of a well-crafted counter offer in keeping a real estate transaction on track. While buyers might initially submit an offer, it's crucial for listing agents to understand the significance of guiding their sellers towards strategic counter offers. Here's why: Maintains Continuity: When a counter offer keeps the deal with the existing Escrow Officer the listing agent is familiar with, it ensures a smooth transition. This established relationship streamlines communication and fosters a clear understanding of the specific requirements and nuances of the transaction. Expertise Matters: Experienced Escrow Officers navigate the intricacies of the closing process efficiently. A listing agent who consistently works with the same Escrow Officer leverages their knowledge and expertise, potentially avoiding delays or unforeseen complications. Streamlined Communication: The back-and-forth between the listing agent, buyer's agent, and Escrow Officer becomes a well-oiled machine when they've collaborated previously. This familiarity fosters clear communication and expedites the closing process. Building Trust: Consistent collaboration between agents and a trusted Escrow Officer fosters a strong foundation of trust throughout the transaction. Therefore, I strongly encourage listing agents to actively engage in crafting counter offers that keep the deal with their preferred Escrow Officer. This continuity fosters a smoother, more efficient closing experience for all parties involved. #ArizonaRealEstate #EscrowProcess #RealEstateTransactions
