THE HISTORY AND PRESENT STATE OF THE AFFORDABLE HOUSING INDUSTRIAL COMPLEX IN AMERICA CAN BE SUMMED UP IN ONE WORD: BROKEN DON'T BE FOOLED BY SLICK PROMOTIONAL POSTS THAT MAKE IT SEEM LIKE YOUR LOCAL, STATE OR FEDERAL GOVERNMENT ELECTED AND APPOINTED OFFICIALS ARE SOLVING THE AFFORDABLE HOUSING CRISIS. WHEN IT COMES TO AFFORDABLE HOUSING, THE PUBLIC AND TAXPAYERS MUST ASK: AT WHAT COST TO THE TAXPAYERS AND HOW LONG IS THE AFFORDABILITY PERIOD? EVERY TAXPAYER SHOULD BE ASKING THEIR ELECTED AND APPOINTED OFFICIALS THE FOLLOWING QUESTIONS: 1. How much local, state, and federal funding, tax credits, density bonus increase, waivers of impact fees, or other government benefit or incentive did the project receive? 2. What guarantees exist that tenants in the affordable housing units will not be displaced after an "affordability period expires? Any LOCAL, STATE or FEDERAL official that does not MANDATE "permanent" affordability periods or affordability "IN PERPETUITY" for any project receiving some government benefit is commiting MALFEASANCE and should quit, be removed from office or be terminated. IN MOST CASES WHEN IT COMES TO AFFORDABLE HOUSING, the public and taxpayer are being fooled into thinking their elected and appointed officials are solving problems, when in fact, all hey have done is "KICK THE CAN DOWN THE ROAD" to burden a future generation with the same problem or crisis!

Are you celebrating your teams? Have you heard of Kami Rita? He has just broken a record for the individual who climbed Mount Everest 27 times. Interestingly, he wasn't trying to break a record or something; he was doing his job as a guide. The individuals whom he guides celebrate climbing the highest mountain in the world. But the guide, whose job is to make that individual experience that achievement, is doing the same thing repeatedly as their job. It's the same in business as well. If your company has achieved great success, remember that one of the reasons for this is some great team members who have supported this success and consider it just a part of their job. Celebrate the success of these team members whenever you can. It will help improve their morale and make them feel recognised for doing great work.

Teamwork, presentations, and a little fun for our Tricor team On Friday, the Tricor d.o.o. team (minus Alma - we missed you lady), met at the beautiful Hotel Zamorc in Škofja Loka for our autumn workshop. Each team member presented their year-to-date results, and we could not be more thrilled about the direction we are taking as a company! A big thank you to Urša, who besides organizing a great lunch prepared a very insightful presentation that day. Huge thanks to Matjaz, our visionary manager, for the trust you put in us, leading the way further, to Andrijana, for your guidance and advice along the way.
