However, we see significant benefits from an #experience perspective. Lucy Perrin of The Times puts it well: "A ban on short-term rentals may make trips to cities like #Barcelona more #authentic. When #locals are driven out of the #innercity, it can lose its #vibe and #culture. This change could offer a better experience." An interesting insight into the effects of Airbnb - with recent, conflicting economic reports about the effect of Airbnb on housing particularly in tourist destinations this does bring up the most important parts - what do the locals think and perceive, and is a destination being eroded when that destination's people are not there anymore? Both in my view are just as important as statistical reports.....here in NZ we do not even know the numbers. Hospitality NZ is working hard to advocate for regulation for short term rental businesses; then and only then can we start to look and develop what our magic tourist destinations look like going forward - including the views of those living in them - creating the magic. https://lnkd.in/gXXD4sR7

Roatan saw incredible change in 2023, which gives us reason to believe that 2024 will be a huge year for the island. In terms of real estate, 2023 was the first rapid growth year since before the COVID-19 pandemic and the resulting recovery. Home sales saw a huge increase, and construction continues, offering even more inventory throughout the island. Roatan has been put on the map by many more people in the travel industry, which is a great indicator for continued growth. Add to that our incredibly convenient direct flights from more and more international destinations. The issue for all countries moving in this direction, including the #UK, which proposes something similar, is about #regulation. How do you do it and how much extra does it cost to do so? For travellers, however, the news seems to be overwhelmingly negative. When it comes to limited #shorttermrentals, #hotels and #BandBs look likely to be the main winners, where supply outstrips demand, and they can charge the rates they want without much competition. But Lucy Perrin of The Times can see the benefits from an #experience perspective. "I think a ban on short-term rentals will make #trips to #cities like #Barcelona more #authentic," she says. "When #locals are driven out of an #innercity, it can lack #vibe and #culture. This will offer a better experience." She adds: "I think it will make #travellers need to be more #inventive with the areas they stay in, and maybe drive them to cities where you can hop between different places. This is definitely a #hospitality trend to keep an eye on and be ready to adapt for! Cities like Barcelona are banning Airbnb. This crackdown on short-term rentals presents on opportunity for hotels! Short-term rental restrictions could leave families with limited options. Package deals, connecting rooms, and kid-friendly amenities could position your hotel as the clear winner. With less competition, hotels might have more wiggle room on pricing. Time to revisit your revenue management strategies! Tourists seeking authenticity could be your new best friends. Play up local partnerships, cultural experiences, and the unique charm your property offers.

This theme has a lot of road to run before we get any clear conclusion on the impact of short-term rentals on the housing market. Like many, I selected short-term rental for recent trips to Europe because it provided me with an affordable option to share space with family, and a place to prepare meals and relax. On one trip I was in a relatively homogenous apartment that could easily have been a hotel or serviced apartment, all homes in the building were rentals. On another, I was in a building with residents and truly part of the neighborhood. Both were great and much different to a hotel stay where communal areas are usually the lobby or bar. I should add on both these trips I also split my stay with half in great hotels each time. My accommodation choice was matched to my trip purpose and budget. We see cities like Barcelona are banning Airbnb, but I am not convinced that is the answer to lack of housing inventory or rent escalation. I for one will be sad to see short-term rentals become unavailable in certain destinations. It does open the question of how hotels can better serve this obvious demand. Could we see more connecting rooms or suites? Lounge areas with movies and free tea/coffee? Rooms with Murphy beds that can be adapted to an office space or family area? Hotels lead the way with the most advanced revenue management strategies and solutions, with evolving products and optimal pricing, future opportunities are endless.
