In the latest post on the OpenScope Studio blog we take a look at San Francisco's adaptive reuse program for commercial buildings. The Department of Building Inspection recently released a publication that details code equivalencies for residential conversions, making permitting these types of projects more predictable. Most existing buildings do not comply with the current building code, and it would be prohibitively expensive or physically impossible to modify them to do so - this document explains what you could in lieu of full compliance, especially as it relates to things like existing fire escapes and historic elevators. https://lnkd.in/gEwbK9_f #architecture #historic #adaptivereuse

The architecture industry is experiencing its slowest period since 2020, with a significant decline in billings. In May, the American Institute of Architects (AIA) and Deltek reported a billings index score of 42.4, down from the previous month and the lowest since December 2020. This decline affects all types of clients and regions across the U.S. The slowdown is linked to reduced commissioning of new design projects by developers and organizations. The Federal Reserve's potential interest rate cuts later in 2024 may not immediately alleviate the current softness in billings. The construction of new multifamily, office, and industrial properties has also decreased. For example, the number of multifamily units under construction dropped from 1.2 million in early 2023 to 860,000 by the end of May. Office construction has reached record lows, and industrial development has declined following a peak in 2022 and 2023. Design billings for sectors such as education, healthcare, and nonprofits are particularly low, with the lowest index score at 43.2. The Midwest has the weakest performance among U.S. regions. While new project inquiries are still growing, their rate has slowed compared to April. However, there are potential opportunities in the hospitality sector, as hotels pursue renovations to compete with short-term rentals.
