I had the privilege to be the guest speaker at Rice University yesterday where I spoke to the MBA class about #realestate, #entrepreneurship and #privateequity. It was an engaging group that asked a lot of questions and we discussed #cre career paths, value-add strategies and the state of the market. It was my first time inside an American College classroom and I’m honored for the invite from Professor Zhang. Similar to most in our #CRE industry, 2023 was one of our most challenging years as a company. However, I am proud of how our team and partners were able to be resilient and fight through the obstacles and squeak out a few wins as highlighted below. We’re excited to share that we went full-cycle and recently SOLD one of our first deals in #multifamily; a 142-unit property in Farmers Branch, TX (Dallas MSA)! We purchased this property just under 5 years ago and totally transformed it with significant exterior and interior improvements! The property performance has been exemplary throughout the entire hold that resulted in phenomenal results for our passive investors as highlighted below:  ✅ Cash flow at or above proforma the entire hold! ✅ 100%+ cash-out refinance in Year 3! ✅ Total Equity Multiple of 2.81x (vs. 1.91x projected) ✅ Total Return of 181% (vs 91% projected) ✅ Total Annualized Return of 39% vs (18.3% projected) ✅ Total IRR of 34% (vs 15.5% projected) An investor who invested $100,000 in 2018 would have received a total of ~$281,000 over the 4.7 year hold! The same investment in the S&P 500 would only result in $145,000 (or 8.3% annualized) over the same time period.  We are very grateful to our #passive investors and partners who trusted us with their hard earned money when we were just getting started in the business!! It was great to attend the City of Sugar Land, TX “State of the City” breakfast event this morning! Sugar Land had decades of rapid growth and has now matured to the point where it needs to reinvent itself to change with the modern times. Just like any business, if you are not growing, you are dying and it’s very encouraging to see the city initiatives with redevelopment, reinvestment, revitalization, etc so that they can innnovate and drive continued growth! It is cities like Sugar Land that are business friendly and innovative that we like to continue to do business in! We’re very excited to share that our team and investors recently completed a cash-out refinance on a 216-unit #multifamily property in the Dallas MSA! We were able successfully execute our value-add business plan and drastically increase our NOI and rents in less than 20 months!  A few key metrics to note since acquisition: ✅ Net Rental increased 40% ✅ Other Income increased 65% ✅ Total Income increased 42% ✅ NOI increased 92% (14% ahead of our Year 5 proforma) ✅ Effective rents increased $362 (37%) from $975 to $1,337!  ✅ Invested $1.5M+ to transform the community and renovated 120+ units to date In-spite of the challenging debt markets and rising rates, we raised the value of the asset and this resulted in a ~25% return of capital to investors! We were able to replace a floating bridge loan with a fixed-rate agency loan with a 5 year term and only 3 years of yield maintenance, which fully aligns to our original business plan! Our team recently celebrated a ‘grand reopening’ of an asset we purchased in 2021 called Avaya Stafford located in the Stafford /  Sugar Land submarket of Houston. As a company that buys existing assets we do not normally do grand opening celebrations but this property has undergone a major overhaul and transformation as we’ve invested significant capital to elevate the property from a Class C to Class B property. Some highlights of the work completed include (check out the before and after pictures):   ✅ Exterior: New Paint, New Signage, New Parking Lot, New Roof,  & Foundation Repairs ✅ Amenities: New Turf Soccer Field, Carports, New Office, New Pool Deck / Furniture, Outdoor Decks w/ String Lights and New BBQ Areas ✅ Interiors: ~70 units Renovated w/ New Flooring, New Paint, Modern Fixtures, New Counters, New Appliances and W/D in select units   It was great to partner with the Fort Bend Chamber of Commerce, civic leaders and extended business and law enforcement communities at our ribbon cutting ceremony. The feedback from all who attended and the community at large was tremendous. Several prior residents are moving back to the property and are in awe at the total #transformation, which is a huge compliment to our team.   I’m proud of our entire team at Catalyst and our internal Construction team.
