Our own Sharon Fitzgerald DiPaolo, Esquire, CRE® was quoted by the Pittsburgh Post-Gazette in an article on the valuation appeals filed in Allegheny County in 1Q 2024: "Sharon DiPaolo, a partner in the Siegel Jennings Co. law firm who specializes in commercial property appeals, said the lower ratio continues to be a big factor in assessment challenges. 'Fresh appeals probably are going to be driven by a significant drop in the common level ratio from last year, she said. Ms. DiPaolo said another factor is 'protective appeals' — meaning those filed by commercial property owners who are still waiting for decisions on 2022 or 2023 appeals. They wanted to make sure that they get the 54.5% ratio for 2024, she said." What Is a Conservatorship? A conservatorship is a court-ordered arrangement that gives one person (or multiple people), called a conservator, legal authority to manage the affairs of another person, known as a conservatee or ward. Most jurisdictions—recognize two types of conservatorships: * A conservatorship of the person, also called a guardianship, authorizes a conservator to manage the personal affairs of the conservatee, including their healthcare and living arrangements. * A conservatorship of the estate grants the conservator the authority necessary to supervise the conservatee’s financial affairs, such as managing their money, paying their bills, and in some instances, setting up an estate plan for them. Understanding the Latest Court Ruling on Eviction Moratoriums Hey Utility Ranger Community, Here’s a simple breakdown of the recent court decision regarding eviction moratoriums that might impact you. What Happened? The U.S. Court of Appeals has revived a case where landlords are arguing that the CDC’s eviction moratorium (which stopped evictions during the pandemic) was an illegal action. This means that landlords may be able to get compensation for the rent they lost during the moratorium. Why is it Important? • Compensation Possibility: If the court rules in favor of the landlords, those who lost rent due to the moratorium might get compensated. • Legal Clarification: This decision might change how future government actions regarding evictions are handled.
