🚗🏙️ 13% of Midtown's Parking Structures are "Safe" 🚗🏙️ Today, NYC Department of Buildings posted their live parking structure compliance map 🗺️. Each location is identified by one of the following designations: 🟢 Safe: "No problems and in good condition" 🟠 SREM: "Safe with Repairs and/or Engineering Monitoring" 🔴 Unsafe: "Problems/defects threaten public safety" 🟣 Status Pending: "Report and or correction under review" ⚪ No Report Filed 📆 Reporting cycles are broken into sections with their respective due dates: 1A (12/31/2023), 1B (12/31/2025), and 1C (12/31/2027). 🗽 1A includes all of Manhattan south of 60th street + the Upper West Side. Here are the numbers for 1A: 🟢 Safe: 133 🟠 SREM: 50 🔴 Unsafe: 101 🟣 Status Pending: 237 ⚪ No Report Filed: 518 🔍 With only 13% receiving a clean bill of health, this is a concern. Double Pitched Mansard Roof with Front and Rear Dormer Windows Planning Appeal London Hackney The London Borough of Hackney refused this application 10th December after originally validating it on 14th October. There reasons were stated as; The proposed development by virtue of its position, massing and detailed design, would disrupt an unspoiled roofline and would result in an incongruous and unsympathetic addition that would be detrimental to the character and appearance of the application dwelling and wider street scene. The Appeal Statement for this case that is shown in the video and was produced specifically to overcome the refusal reasons issued by London Borough of Hackney for this application. As with many of these types of refusals, the reasons are very subjective and as such require a comprehensive and robust detailed appeal statement. Never under-estimate the level of detail needed, covering policies both locally and nationally and where possible brining other approvals and appeals into the argument. We will explain in the video later in more detail what and how to achieve this. The Planning Inspectorate visited the site on 18th August and issued the decision on 30th August. This project presents a unique opportunity for development, and our team at Texas Sparks Constructions has been instrumental in shaping its success. We’re spearheading the construction of three event centers, totaling 23,000 sqft, blending HVAC systems with open spaces to create versatile environments. NYC DOB Code - Major update *** Are you ready for this change? Effective 12/11/24 , initial DOB filings , permits initially issued after this date, for new buildings or major alterations for buildings that are 7 stories or 75’ H will require a site safety coordinator and a dob approved site safety plan in addition to having a cs - construction superintendent. Current code only included new buildings or major alterations that are 10 stories, 125’ H or buildings that have a ground floor foot print over 100,000 sqf as “site safety projects” - “major buildings“. Lets all be ready and prepared for this major change. Effective December 11, 2024, the definition of a "major building" (Section 202, Chapter 2, NYC Building Code) will change from an existing/proposed building 10+ stories or 125+ feet in height, to an existing/proposed building 7+ stories or 75+ feet in height. Current additional triggers for an existing/proposed building with a building footprint of 100,000+ sq. ft. (regardless of height) or an existing/proposed building designated by the DOB Commissioner as a major building due to unique hazards associated with the construction or demolition of the structure, will not change. The new definition of major building will apply to initial permits issued and initial permit requests submitted on or after December 11, 2024.
