Real estate consultants: JLL, CBRE & Co. take seriously The Anglo-Saxon real estate consulting companies occupy more and more business areas in Germany. Behind this are drastic changes in the market of real estate service providers. It may not have been the most spectacular corporate deal in recent years, but it was an insightful one. In January, Jones Lang LaSalle (JLL) announced the acquisition of the Acrest Property Group, based in Berlin, an asset manager for retail real estate. 160 employees are thus switching to the larger service provider, with which, according to Germany's boss Dr. Frank Pörschke, JLL "extends its specialized retail expertise with a professional and well-established retail asset management." "Only" real estate agents were yesterday The acquisition underlines that the large real estate consulting companies - in advance those who belong to Anglo-Saxon corporations active worldwide - no longer see themselves as pure brokers, but as consultants around the property. In fact, they no longer only mediate office rental space and investment properties, but also cover numerous other areas from financing consulting to asset and property management to technical consulting.

Private Capital fuels growth in Industrial market with record activity in 2024 - Cushman & Wakefield   Private capital investors are making their presence felt in the Logistics & Industrial (L&I) investment market, accounting for 53% of transaction value so far in 2024, a significant rise from the long-term average of 15%. This follows more than $1 billion in national acquisitions by private capital in 2023, signaling a major shift in market dynamics.   Amidst this rise, a generational wealth opportunity has emerged with the 100% freehold interest sale of 9-15 Foundation Road, Truganina, VIC. The property, being marketed by Cushman & Wakefield’s Chris Jones and Charlie Holmes is expected to attract significant interest. With a guide price just above land value, estimated at $27 million, the sale represents exceptional value relative to the property’s replacement cost which is in excess of $45 million.   Chris Jones of Cushman & Wakefield said “The property’s combination of secure long-term income, with 4.0% average annual increases, and genuine expansion capability makes it a standout opportunity in today’s market.”   Charlie Holmes of Cushman & Wakefield said “The current income of $1,270,159 per annum, equating to $40 per square metre of site area, is considered significantly below market levels. LaSalle Investment Management is reducing its exposure to European offices, with its European head, Philip La Pierre, suggesting that 20-30% of the region's office space may be outdated. La Pierre made these remarks at the MIPIM real estate conference in Cannes on Tuesday (Mar 12). Despite market challenges, LaSalle aims to increase its European property acquisitions to US$2 billion in 2024, up from US$1.8 billion last year, focusing on real estate debt opportunities.
