Considering selling your home? Before you decide, let's dive into what's driving that thought. According to Realtor.com's recent survey, here are the top two motivations: 1. Family Matters: Whether it's caring for loved ones or cherishing moments together, being close to family is a priority for many. If distance is keeping you apart, selling and relocating could bridge that gap, enhancing connections and shared experiences. Ready to explore your options? What's Motivating Your Move?: Thinking about selling your house? As you make your decision, consider what's pushing you to think about moving. A recent survey from Realtor.com looked into why people want to sell their homes this year. Here are the top two reasons (see graphic below): Let's take a closer look and see if they’re motivating you to make a change too. 1. To Make a Profit If you’re thinking about selling your house, you probably have a lot of questions on your mind. Well, here's some good news – the latest data shows most sellers get a great return on their investment when they sell. ATTOM, a property data provider, explains:“. . . home sellers made a $121,000 profit on the typical sale in 2023, generating a 56.5 percent return on investment.” That’s significant. And here’s one contributing factor. During the pandemic, home prices skyrocketed. There was way more buyer demand than homes available for sale and that combination pushed prices up. Now, home prices are still rising, just not as fast. That ongoing appreciation is good news for your bottom line. Any profit you make can help offset some of today’s affordability challenges when you buy your next home. If you want to know how much your house is worth now and what's going on with prices in your area, talk to a local real estate agent. 2. For Family Reasons Maybe you want to be near relatives to help take care of older family members or to have more support nearby. Or maybe you’re just eager to spend time together on special occasions like birthdays and holidays. Selling a house and moving closer to the people who matter the most to you helps keep you connected. If the distance is making you miss out on some big milestones in their lives, it might be time to talk to a local real estate agent to find a place close by. The National Association of Realtors (NAR) says:“A great real estate agent will guide you through the home search with an unbiased eye, helping you meet your buying objectives while staying within your budget.” Bottom Line If you're thinking about selling your house, there’s probably a good reason for it. Why not talk to a local real estate agent? They can help you make the right move to reach your goals this year.

Avoid these common pitfalls to make your homebuying journey a success! 💡 Navigating the real estate market for the first time can be daunting, but with the right guidance, you can sidestep these common mistakes: 💰 Ignoring Pre-Approval: Get pre-approved for a mortgage to understand your budget and show sellers you’re serious. 🔍 Skipping Research: Research the market and neighborhoods thoroughly. Consider schools, amenities, and future development plans. 📝 Not Budgeting for Closing Costs: Beyond the down payment, budget for closing costs like appraisal fees, inspections, and title insurance. 🤝 Foregoing a Real Estate Agent: A knowledgeable agent can help you navigate negotiations, paperwork, and potential pitfalls. 🏠 Overlooking Future Needs: Think long-term. Consider future family size, commute times, and resale value. 👀 Not Getting a Home Inspection: A home inspection is crucial for uncovering hidden issues before you commit. 📈 Getting Emotionally Attached: Stay objective and focus on practical aspects to make an informed decision. 🕵️ Neglecting to Negotiate: Don’t be afraid to negotiate on price, closing costs, or repairs. 🔑 Forgetting About Resale Value: Consider the resale potential. Hey Future Homeowners! Searching for your dream home? Snagging the best deal requires a mix of strategy, patience, and a dash of creativity. Here's how to make it happen: 1️⃣ Research, Research, Research: Dive deep into the market. Understand local property values, neighborhood trends, and recent sales. Knowledge is your strongest bargaining tool. 2️⃣ Get Pre-Approved: A pre-approved mortgage shows sellers you mean business. It positions you as a serious buyer and gives you a clear budget to work with. 3️⃣ Work with a Skilled Agent: A seasoned real estate agent knows the market inside out. They can negotiate on your behalf, ensuring you get the best possible deal without the stress. 4️⃣ Be Patient: Don’t rush. The perfect deal might take time to surface. Be patient and don’t settle. Waiting for the right opportunity can save you thousands. 5️⃣ Negotiate Smartly: Don’t be afraid to negotiate. Sellers often expect it. Work with your agent to craft a compelling yet reasonable offer, highlighting the property’s strengths. 6️⃣ Look Beyond Cosmetics: A home with great bones but in need of cosmetic updates can be a hidden gem. Look past paint colors and focus on structural integrity and potential. 7️⃣ Inspection is Key: A thorough inspection can reveal hidden issues. Use findings to negotiate repairs or a lower price, ensuring you don’t face unexpected costs later. 8️⃣ Stay Emotionally Grounded: Falling in love with a home is natural, but keep emotions in check during negotiations. Being emotionally grounded helps you make rational decisions. With these strategies, you're well on your way to securing an amazing deal on your dream home. Stay proactive, stay patient, and get ready to unlock the door to your new life! 🗝️✨ Looking for a skilled buyer’s agent? Why Selling Your Home Now Beats the Spring Rush In the world of real estate, timing is everything. While many homeowners hold off until spring to list their homes, hoping to catch the wave of the spring buying frenzy, there are compelling reasons to consider selling your home now, rather than waiting. Here's why selling your home before the spring rush could be your smartest move. 1. Less CompetitionDuring spring, the market floods with properties, meaning your home is just one of many for potential buyers to choose from. Selling now means less competition, making your home stand out more to those looking to buy. With fewer options on the market, your home could fetch more attention, and potentially, a better offer. 2. Serious BuyersBuyers looking during off-peak seasons are often more serious about making a purchase. Whether they're relocating for a job or have sold their previous home, these buyers are ready to move quickly. This urgency can work in your favor, leading to faster sales and less haggling over price. 3. Faster TransactionsWith fewer transactions clogging up the pipeline during off-peak seasons, banks, inspectors, and appraisers are less busy. This means your sale can proceed more quickly and smoothly, without the delays commonly experienced during the busy spring months. 4. Early Year Financial PlanningMany buyers start the new year with resolutions to purchase a home, armed with year-end bonuses and tax return funds. By listing your home now, you're positioning it in front of financially prepared buyers who are ready to make their move early in the year. 5. Enjoying Your Next Home SoonerIf you're planning to sell your home to move into another, selling now can get you into your new home just in time for spring and summer. You'll be settled in your new place when the weather is perfect for enjoying all the outdoor activities you love. The Bottom Line While the spring rush might seem like the prime time to sell, the current market presents unique opportunities for sellers. By listing your home now, you could benefit from less competition, more serious buyers, and a smoother, quicker selling process. So why wait? Consider making your move now and get ahead of the curve. I'm here to help you through every step and make sure it's a seamless process. amberb@dickersonnieman.com #DNREALTORS #localexpert #815realtor
