If you benchmark water use in Portfolio Manager, one of the key metrics you'll see is water use intensity, or WUI. For most property types in Portfolio Manager, WUI is expressed as gallons per square foot per year. It's calculated by dividing the building’s total annual water consumption by its total gross floor area. And now, for the first time, you can compare your WUI to other commercial buildings across the country. Let’s say you manage a multifamily building and your WUI is 16. Is that good? Is that bad? Building Performance Standards require some existing large and midsized commercial and residential buildings—including multifamily housing—to lower their energy use intensity, GHG emissions intensity, or both. A new report released by The American Council for an Energy-Efficient Economy (ACEEE) outlines the unique challenges affordable housing faces with BPS compliance, such as the lack of upfront capital for energy efficiency improvements, technical expertise to complete upgrades, and the need to sometimes complete health and safety upgrades to properties before energy efficiency upgrades can take place. 1. We have to stop defining "affordable housing" as just the upfront costs of a house or condo. Energy costs have to be included. Getting in a home doesn't do any good if a person or family can't afford to *stay* in the home. 2. According to PNNL's 2021 study on the impact of #energyefficiency codes on housing costs, homeowners in most states experience a monetary net-gain the 1st year they're in a home built to current codes. 🌍 Unlock Energy Efficiency & Sustainability with the Comprehensive Affordable Multifamily Retrofits (CAMR) Program 🌍 I'm excited to share an incredible opportunity for property owners in California—especially those managing low-income, multifamily buildings. The CAMR program is designed to decarbonize properties while helping owners stay ahead of California's stringent climate regulations. As you know, California is leading the charge against climate change, with ambitious targets to reduce greenhouse gas emissions and transition to clean energy. Building owners must meet these upcoming standards or risk facing costly penalties. Thankfully, the CAMR program offers generous incentives to offset the costs of energy-efficient upgrades and sustainable practices. Here’s what you need to know: ✅ Eligibility Requirements: Buildings must have 5+ units and be serviced by LADWP (Los Angeles Department of Water and Power). At least 66% of households must be at or below 80% of Area Median Income (AMI) and located in a Disadvantaged Community (DAC). Energy improvements must result in at least 5% in electrical energy savings. 💡 Why Participate? This program offers substantial incentives and supports the reduction of greenhouse gas emissions by upgrading your building through electrification. Eligible upgrades include: Lighting: In-unit and common area LED lighting, control systems Appliances: Induction cooktops, refrigerators, common area washing machines Water Heating: Heat pump water heaters, faucet aerators, low-flow showerheads, central recirculation pumps HVAC: Duct sealing, mini-split heat pumps Building Envelope: Ceiling insulation, cool roofs Renewables: Solar PV systems 💵 Incentives: In many cases, incentives will cover 75% or more of project costs, and for ideal projects, upgrades could be fully funded at no cost to you!
