Today, let's talk about condos versus co-ops. With condos, you're purchasing a unit within the building, making you a direct owner responsible for a share of the property. Any assessments or repairs not covered by reserves? Yep, that's on you. Co-ops, on the other hand, mean owning shares in the corporation that owns the building, granting you the legal right to reside there. But beware, co-ops often have stricter rules on renovations and rental policies. While condos are more modern and popular in newer areas, co-ops are typically found in older buildings from the 50s, 60s, or 70s. One of my favorite improvements to make at a property is adding thicker blinds to the windows. The traditional and flimsy venetian blinds routinely get torn apart by tenants, always need to be replaced, and they just look terrible. Thicker blinds cost a little more but they make apartments look much nicer and will last much longer. #apartmentinvesting #renovation #multifamilysyndication #apartments
