West Phoenix submarket tops nation for growth of industrial space The west Phoenix area has become the leading submarket in the United States for industrial development, AZ Big Media reports. Figures from Commercial Search show that west Phoenix has the largest active industrial pipeline with 7.8 million square feet of space under construction. West Phoenix added 49 million square feet of industrial space between 2014 and 2023 — a 53% increase. BEX had a great Leading Market Series event today discussing industrial market in Arizona. The panel indicated there is still a significant need for projects under 100,000 sf. The majority of the manufacturing, warehouse, and aviation projects we build under 100,000 sf are Pre-Engineered Metal Buildings (PEMB) Overall take away, only 25% of projects under construction are for build-to-suit (BTS) clients. That trend should increase over the next couple of years. Everyone on the panel agreed that a slow down is needed to balance the labor market. They are starting to see added supplier and subcontractor competition. Construction costs are finally coming down from the peak highs. *W.E.
