Just Closed: Denver Townhome Construction Loan:   Vinohrady Ventures is pleased to announce the closing on a construction loan for the development of four (4) live-work townhomes in Denver’s LoHi (Highlands) neighborhood.   We consulted the developer on an 18-month demolition & construction loan at 90% LTC to build four live-work townhomes designed for the hybrid entrepreneur. Total proceeds were ~$2,200,000 and the lender was a Colorado-based Private Debt Fund. The completed value of the townhomes is ~$3,200,000.   The client has developed over 80 single-family and townhomes in The Highlands over the last several decades & believes there is demand for this new type of product.   Despite the significant challenges in the market, there is a lot of capital out there looking for well-located projects, with strong sponsors and solid business plans.   We’re working on a number of bridge loans as well as refinances of maturing construction loans as we advise mid-market developers to optimize the capital stack for their projects.   Give Vinohrady Ventures a call to discuss your next project. #commercialrealestate #development #livework #townhomes

Previously used to bridge the 70-85% loan-to-value space, these financings are now critical for loans above 50%, filling the gap left by more conservative senior loans. The firm has notably expanded its refinancing deals, targeting $15-$25 million, and up to $50 million. This is just in! iBorrow has closed a $5.55 million bridge loan on a 59,250-square-foot, fully leased industrial building in #Tampa, Florida.  While the demand for industrial property and rent growth has slowed in some markets in the uncertain climate of the past couple years, Tampa is continuing to see incredible momentum.
