It is estimated that there are 274,000 community associations in the United States. It is projected that by 2040, the community association model of living will become the most common in the state of Ohio. A community association's governing documents contain the rules, regulations, and all other contractual terms, and owners are deemed bound to these terms by accepting a deed to the lot or unit. All owners are considered to have constructive notice of all recorded governing documents. Because an owner is deemed to have notice of and accepted the terms of the governing documents, it is important to review and have a basic understanding of what the rules and restrictions are to avoid violations and conflict.

Social Care has to change because society in the UK can't absorb the requirements of the aging population. What can you do to future proof the care of your aging family members? 1. Find a Local Domestic Help for those small things, like housework an hour a fortnight starts that off well 2. Find the local Domiciliary care providers in your postcode - keep it local and this reduces isolation and ensures that daily contact is maintained 3. Ask you Dom Care provider to either provide the Personal Care (regulated by CQC) or recommend someone local. 4. Ask for Direct Payment if you qualify otherwise you can be waiting in hospital up to 6 weeks 5. Begin to pay for your care early, when local authorities intervene you left it too late. Independence requires preparation, caring for family members at an early stage can improve there lives and keep them in their home longer. Why do I make these points? Because that is what we should have done for one of our family. The social care system failed them and we could have done more if we had only realised that we could step outside the system.

It seems that everyone is getting into the ‘just build homes’ attitude. Everyone beginning to realise that there are votes in it. There are. So it rather begs the question why are the same old faces, the Nimby’s, coming along to your consultations? Why are you still getting a tonne of objections to your planning applications, but no supporters? There must be a better way. And there is. 1. Start talking about housing. 2. Start engaging those that have something to gain from housebuilding. 3. Start talking about what interests them. More and more people in the housebuilding and development industry are seeing it too and are turning to Shared Voice and Just Build Homes to help them in their community engagement. We are launching a new campaign in 2024 calling for social care reform. Throughout the year, we will look at how people access social care, and where people's needs are not being met. The social care system is under significant financial pressure, and struggles to consistently deliver high-quality care to those who need it. Individuals, unpaid carers, councils and social care staff and providers are amongst those greatly affected. We're excited to share our submission to the Everybody’s Home led People's Commission to the Housing Crisis. Our submission covers three main areas: 1. Broad upzoning’s effect on social housing 2. Community consultation reform 3. Renter democratic deficit in local democracy 1 | UPZONING NECESSARY BUT NOT SUFFICENT • Broad upzoning is necessary but not sufficient for solving housing affordability. It lays the foundations for more supply of both market-rate and social housing. • Research from New Zealand highlights how upzoning help the state housing agencies build more homes on their existing land. • Social housing projects need to be protected from third-party appeals due to the abuse of these appeals by local NIMBYs. 2 | EXCLUSIONARY CONSULTATION • Community consultation processes are often unrepresentative, privileging voices of older homeowners over renters and young families. • A recent example of exclusionary consultation practices comes from Ku-Ring-Gai Council. Renters make up 20% of the local community—whilst they only made up 4% of the respondents. • We need to transition towards representative consultation methods to avoid bias. 3 | FEUDAL LOCAL DEMOCRACY • Small local councils reflect historic communities rather than current wider metropolitan landscapes. • This disenfranchises people wanting to move into an area from having a voice. • Homeowner-dominated councils often lead backlash against social housing projects. • We recommend amalgamating local councils into metropolitan-wide governments.

Anti-social tenants will be banned from council housing under tough new laws https://lnkd.in/e4wymuM5 Will this also apply to Housing Associations? L&Q Group need to acknowledge victims first, in order to contemplate banning anti-social tenants. Evidence should be treated as evidence, otherwise what is the point of keeping a diary if it is dismissed as historic! Where is the empathy and compassion for an 11 year old child, that is scared in his own home and suffering stress, anxiety and nightmares. Come on Rt Hon Michael Gove MP, hold these Housing Association's to account for failing their residents!

HERE IS HOW I DEAL WITH A MISTAKE There are three essential steps to social reform: 1. Realisation: Making individuals aware of their mistakes. 2. Reformation: Correcting those mistakes. 3. Rehabilitation: Bringing individuals back into society. A wise and insightful breakdown of the steps to social reform! You're absolutely right, the process of transforming individuals and society involves: 1. *Realisation*: Recognising the harm or injustice, acknowledging the mistakes, and understanding the need for change. 2. *Reformation*: Taking concrete actions to correct the mistakes, address the harm, and work towards positive change. 3. *Rehabilitation*: Supporting individuals or groups to reintegrate into society, rebuilding trust, and fostering a sense of belonging and responsibility.
