One of the biggest advantages of mixed-use developments is convenience and walkability. When homes or apartments are integrated in the same building or community as shops, restaurants, and offices, residents have easy access to amenities and don’t need to drive everywhere. This makes mixed-use projects ideal for urban neighborhoods and downtown areas where walkability is prioritized. Garden Style, Single Family Rentals, Institutional Duplexes & Walk Ups, Horizontal BTR - It doesn't matter what you call it, in time Build to Rent will move outwards to the suburbs, and it won't need to be high rise. As the local institutional residential market matures, investors are seeking more opportunities to deploy capital. Build to Rent initially took a foothold in high rise inner city "hotel living" style projects. The future is far more diverse. "It's a much smaller equity cheque to write. The question will be, who takes the leap?" | Jeremy Quinn | The Urban Developer To read further, follow the link (TUD subscribers only). https://lnkd.in/dMuc79-S #BTR #BuildtoRent #Singlefamilyrental #SFR

Urban Regeneration | In revitalizing an existing town CBD, working with best practice urban design principles to develop a new development vision. Through careful urban planning, sustainable design, and community engagement, the vision for the CBD will act as a guideline for future growth. Prioritizing pedestrian-friendly infrastructure, green spaces, and mixed-use zoning fosters a vibrant, safe, and inclusive urban core. Collaborative efforts between city officials, stakeholders, and private investors ensure that the redevelopment is not only aesthetically pleasing but also economically viable, attracting diverse businesses and residents. By seamlessly integrating modern amenities with the town's historic charm, this revitalized CBD becomes a testament to the harmonious fusion of past and future, driving the city towards prosperity and inclusivity. #urbanplanning #urbandesign #placemaking #investmentopportunity #regeneration

The City is encouraging office-to-residential conversion projects, and roof top amenities! - City planning is currently polishing up the 'Adaptive Reuse Ordinance" (ARO) for their upcoming planning commission meeting in March 2024, per LA City Planning. They have a draft ordinance posted online that is worth a look at, specifically for the incentives, such as roof top amenities. - One of my favorite items on the DRAFT (ARO) Ordinance is the proposed provision that rooftop amenities can project above the height limit by 16'-0" or 1 story. For those projects that are slammed up against the height limit, this is an incentive to: - Increase existing buildings by 16'-0" above the height limit - Provide a building amenity on the roof - Create Viewing decks for this beautiful city - Increase building value by providing valuable amenity

The concept of communal living had originated in the cities of the Roman Empire first. Another type of space sharing existed in Europe in the Middle Ages, where a big house used to be subdivided into smaller sets of rooms for use. But all these were personal suites within a house or a building. The concept of communal living in completely separate units, as we have today, started much later, when tall blocks of apartments for middle-class dwellers started getting built. It was definitely a big milestone in the history of urbanization. #realestate #realestatelife #realrichnews #investmentstrategies #investmentproperty #richlifestyle #InvestmentAdvice #RealRich #investinyourfuture #investmentstrategies

Shrinking Spaces, Rising Costs: A New Era in Australian Housing 🏠💼 A recent report unveils stark contrasts in land prices and property sizes across Australian capitals. Sydney tops the chart with land costing $2,590 per square meter, and #properties average just 563sqm, a stark difference to Darwin’s more spacious 802sqm plots at $712 per square meter, as reported by Domain. The trend towards smaller properties as land becomes more #expensive reflects a growing adaptation to limited land availability versus population expansion. This shift is not just about tighter living spaces but a strategic move towards higher-density living to improve affordability, Domain notes. For the real estate industry, this signifies a pivot towards #innovative designs that maximize living space efficiency. As we navigate this landscape, the focus on sustainable #development and smart urban planning becomes crucial, offering both challenges and opportunities for creating value in compact living environments. #RealEstateTrends #HousingMarket #SustainableLiving #PropertyDevelopment

"Relaxing design standards for new apartments will simply produce apartments in which it is difficult to relax," said our Chair Rob Stokes as the Living Cities Forum kicked off at the State Library this morning. "Contrary to the suggestion by the NSW Productivity Commission that we need to relax design standards to facilitate housing development, I argue we need to champion design excellence to justify housing development! "Quality urban design becomes more important the denser our cities become." 💡Have your say in the comments below! #ThoughtLeadership #UrbanDesign #Housing
