That’s a wrap. Day 1 for the Ten U.K. team at our new home at 338 Euston Road. Great to feel the buzz amongst our colleagues today and exploring the fresh workspace. A job well done to the relocation team who drove this move across the street. #newbeginnings #workplaceatTen #greatplacetowork

Across all the Australian city CBDs, office occupancy dropped to an average of 70.4% of pre-COVID levels in the last quarter of 2023. The lowest occupancy levels are being seen in #Melbourne and #Perth was the only capital to record an increase. Multiple employee surveys including one by #Linkedin have found that most office workers were spending two or three days a week in the office in #Sydney. Clearly, this is an important factor in determining the potential demand impacts on residential housing in all of these capital city markets, and also the longer-term impacts on the major lifestyle markets. #australianproperty #australianeconomy #aussieloanguru #wiseguru

Even though this post is from 1 year ago, it is still worthwhile to share. When LAUFT was awarded the Government of Canada Contract in September of 2022 to provide on-demand flexible workspace solutions to Government of Canada Employees in Ottawa and surrounding areas of Ottawa, this contract was a game-changer for LAUFT. As LAUFT is working on the logistics of setting up on-demand flexible workspace locations in Ottawa for GOC Employees to work out of, I would like to find other levels of government in Canada and the U.S. that can take advantage of having LAUFT provide on-demand flexible workspace solutions for municipal, provincial/state and federal government employees in the same way the GOC is using LAUFT as GOC Employees have hybrid work schedules working from government offices a few days a week and for the remaining days they are not working from their office, they will work at a LAUFT on-demand flexible workspace location. LAUFT is expanding beyond the GTA. Sooner than later, LAUFT will be providing branded workspaces for the Government of Canada through the most seamless and flexible work experience available today. Could not agree more with Ms. Daly's plea to employers (and I would extend it beyond just San Francisco). Living and working in Miami's CBD, and having just recently spent time in San Francisco's CBD, I can tell you there is just no comparison between the vibrancy and energy in Miami's downtown against the quiet malaise dominating that of SF. The difference? Miami office vacancy at 8.5%, San Francisco office vacancy at 22%. The key to a healthy, thriving downtown is a strong base of a professional workforce, and all the ancillary businesses that need that base to survive. And - in my experience at least - the key to real professional development and career opportunity is in-person work. There's just no substitute. San Francisco is one of the most dynamic, culturally and historically rich cities in the world - it is a shame to see it nowhere near to recovery four years after the pandemic. The remedy is right in front of us...

There's some narrative circling about how workforces are working and, more specifically, where from. In my experience thoughtful work can bring together different and disparate elements for an optimal outcome for all. I thought I'd share this short article on what we've done, what the data tells us, and the value of knowing what lies beneath the macro numbers. Bottom line, we are here to serve our citizens, communities, and customers - and we love doing it !. “There’s an office there today, and then *poof*, tomorrow it’s gone… That’s not what I want to do to them.” But at the same time, if you were managing 30+ offices globally at an org that is more distributed than ever, would you want to renew these leases? The question is how to support employees getting back together in a variety of markets without, as he put it, “paying for space that’s empty 90% of the time." What they want is the ability to turn on and off space when and where it's needed, on-demand. Whether that's Melbourne, Toronto, Copenhagen or London. Thankfully I know some people that might be able to help. Matthew Weiner Mark Gilbreath #flexiblework #commercialrealestate #cre #hybridwork #occupancy #office #rto #distributedwork

💭What do occupiers want out of their offices now?💭 COVID-19 had a massive effect on what the office market looks like. Many companies realised that they didn’t need to be based in the city centre to run a thriving business. With #WFH and #flexibleworking policies, the results of which were shown in higher employee satisfaction and lower staff turnover, it's no wonder that this question has taken on a different meaning to that of 5 years ago. Because of this, businesses are now needing to find a way to encourage their employees to attend the office on a regular basis. I took this photo this morning out on an inspection. The landlord told me that the outdoor space available with the offices has been used to host company picnics, barbecues, sports days, team meetings and much more…not to even mention the ample parking!🌳☀️ I don’t know about you, but that sounds like a great side benefit to me👏🏼 If you have a property requirement, please contact Burley Browne Chartered Surveyors on 0121 321 3441 #propertydoneproperly #officemarket #outsidespace #covid19impact
