When beginning a new consulting project anywhere, particularly international work, before doing any test-fit plans or designs, I always look at the floor plate for safety and egress compliance first. 🚧 Breathing New Life into Old Spaces: A Renovation Journey 🏢 I’m excited to share my ongoing involvement as one of the supervisors for a remarkable renovation project! This project involves transforming a block of several offices from an outdated design into a sleek, modern workspace that meets today’s standards for functionality and aesthetics. Here’s what we’ve accomplished so far: 🔨 Demolition and Removal: The old tiles, windows, and burglar bars have been carefully dismantled. Outdated roofing structures, including the roof trusses, were removed to make way for a more durable and efficient system. Worn-out fittings, furniture, and electrical/electronic components have been stripped out. 🏗️ Structural and Aesthetic Improvements: The walls have been remodeled to align with the modern design vision. Recasting of some lintels has been completed to reinforce structural integrity. We’ve constructed a new roof truss system, ensuring durability and compatibility with the updated architectural plans. Molding and casting of gypsum boards and POP designs are underway to add a refined and elegant touch to the interior spaces. This transformation is more than just a construction project; it’s about reimagining how space can enhance productivity and create a more inspiring environment. The journey continues, and I’m proud to be part of the team driving this transformation. 🚧 Assembly Rooms Project Update - November 2024 🚧 Exciting progress is happening at our Assembly Rooms Project in Middlesbrough! 📐 Planning Updates: -4 Additional Rooms: We've revised our plans to add 4 extra one-bedroom apartments, increasing the total to 20 units. This makes the project even more financially viable without causing any delays. -Nutrient Mitigation: We’ve secured a Nutrient Credit Certificate from Natural England, ensuring our development complies with new environmental regulations. -Building Control & Noise Assessment: Evolve Building Control has been appointed, and we’ve completed a comprehensive noise assessment. 🎨 Design Progress: -Interior & Exterior: Our Interior Design Consultant is finalising specs, and our Architects are collaborating on a fresh, modern façade design. 🔨 Build Updates: -Ground Floor Tenant: The Dance Studio has vacated, giving us full access to start renovations. We’re already receiving interest from potential new tenants. -Soft Strip & Structural Works: We’ve started clearing out the interior and are gearing up for structural modifications. Roof works are in progress with quotes under review. -Modern Upgrades: All windows and doors will be replaced with sleek, modern designs. We’ve put our money where our mouth is! We believe in our products so much we’ve installed no less than 9 seperate Decor products on the walls and ceilings of our new showroom in Sydney. A side effect of using this many of our products is we have a working case study of how to solve design and function challenges such as; 1. How to install access panels 2. How to finish into walls 3. External corner mitre protection 4. Service and light integration 5. Concealed fixings systems 6. Acoustic panel selection for open plan office spaces 7. Balancing high price point and low price point products in the same build 8. How to install our VOGL seamless plasterboard without a single clue of where the joins are 9. How to finish one product into another We have already hosted Builders, Architects and Clients to show them through our HQ and collaborate on live and upcoming projects with similar design goals. So pumped I get to call this my workplace! PSA: the engine room (factory) is twice as impressive 🤖⚙️

Case Study: Modular wall installation for approximately 100 Private Offices. The drywall/ceiling contractor mistakenly installed the header for the office fronts over 2 inches too close to the rear wall of the offices. To redo the soffit and ceiling would have cost a fortune, and caused the contractor, who was small in size, a fortune. The deadline for the move in would have been impacted as well, causing a major disruption for the end user. The fronts were glass and the dividing walls were solid 57" and 24" partitions with a spring loaded channel that sprung against the rear sheetrock wall once installed, giving the dividing wall around a 1 1/4" play. The wrong header made the opening too tight. Solution: remove the spring loaded filler, and screw a piece of ceiling track against the sheet rock wall. This allowed the rear, 24" panel, to be inserted into the channel rather than the spring loaded filler be used to close the gap. Problem solved. This saved the drywall/ceiling contractor not only a fortune, but major embarrassment . The end user, and even the architect never knew. Subs working together, and not against each other, is the key to every successful project.
