As I step out of the office for a well-deserved break, I want to take a moment to reflect on the incredible journey over the past four weeks since transitioning to the role of Operations Support Manager at Housing 21.
We've made significant strides in operational development, staff, and tenant satisfaction, and I'm proud to share some key milestones:
🌳 Tree Surveying: Over 130 trees have been surveyed and quoted for vital works, thanks to the fantastic support from Parkin Contractors Ltd David Parkin. This initiative is crucial for enhancing the safety and beauty of our green spaces.
🏢 External Cleaning Works: We scoped out all 23 schemes for external cleaning with Bell. Our goal is to rejuvenate our properties aesthetically by removing moss, conducting high-level canopy cleans, and refreshing walkway hard surfaces and renderings.
🔔 Fire Alarm Monitoring: We've initiated a program to transfer our external fire alarm monitoring to DFP Services, with two successful transfers already completed. We're also coordinating the installation of lines for off-site warden call monitoring across all schemes.
🔧 Local Repairs Collaboration: In a fantastic collaboration with multiple local suppliers, we've allocated a significant number of multi-trader repairs from the transfer of our extra care sites. Working with dedicated partners like Churchill Integrated Services and ACG Building Services Ltd , we're aiming to boost our repairs satisfaction while achieving a first-time fix.
🍽️ Revitalized Forums: We've reinvigorated dedicated forums, including our catering & activity forum, providing key colleagues with a platform to voice their ideas and collaborate. Our first task? Celebrating Housing 21's 60th birthday alongside our tenants!
💬 Service Charge Discussions: We're approaching a significant milestone as we begin discussions around service charges with our tenants. We're excited to introduce them to choices & consensus and consult them on selecting our 2025 local contractors. To aid understanding, we’ve produced key materials explaining the benefits of transitioning from fixed to variable service charges.
It's been a busy and rewarding start, and I can't wait to see what November holds for us!
