As the world’s largest asset class real estate sector is as large as an oil tanker. The tanker has sailed to South for years, when central banks started to raise interest rates. Today, as the ECB cut interest rates for the first time in five years, the course has been set to North again. Nothing happens fast, but gradually and steadily. Usually the tradable real estate stocks have strong negative correlation to interest rates. Our United fund has been lately under a sales pressure due to one of the larger investor exit from Baltics stocks. This tide is about change.
EfTEN United Property Fund is a unique feeder fund, which provides access for retail investors to different EfTEN other institutional funds. Currently the fund has 27% of uninvested capital, which is waiting for the right transaction to come up. Uus-Järveküla residential development project, in cooperation with Invego, is the best-selling residential development in Harju county in 2024. The fund is trading at 25% discount to NAV in Nasdaq Baltic Fund List.

When it comes to realising your whisky cask investment, the regauging process is essential. As whisky matures, a small amount naturally evaporates into the wood, known as the 'angels share.' This is typically not more than 2% per year.
