Student housing remains an attractive investment opportunity: rental prices follow the big inflation leap and returns are higher compared to more traditional residential investments, according to Stadim - Valuation & Strategy in Real Estate 's yearly 'Kotkompas' report in collaboration with Diggit StudentLife. “A high-quality large-scale student complex with an inner-city location in a top 5 student city near educational institutions can count on a gross initial yield of around 4.5% to 5.6%", says Stadim-analyst Frederik Boumans. Build. Grow. Connect. Repeat. #buildkamloops Projects going through multiple proposed referendums is not uncommon. In 1987, the citizens of Kamloops were introduced to an ambitious waterfront project that aimed to unify a convention centre, sports coliseum, arts museum, and a performing arts centre into one groundbreaking development. However, with a narrow 50.6% of the referendum vote, the proposal for borrowing the funds was rejected. Undeterred, the very next year saw a more focused proposal: the Riverside Coliseum, dedicated solely to sports. This time the referendum passed, giving rise to what is today known as the Sandman Centre. This versatile venue has since become a cornerstone of Kamloops’ cultural and entertainment landscape, welcoming numerous events that have enriched our community. Home to the Kamloops Blazers and the Secwépemc Child & Family Services Annual (SCFSA) Winter Gathering Traditional Powwow, the Sandman Centre has also played host to legendary concerts featuring icons such as Shania Twain, The Offspring, and Bryan Adams. The arena’s versatility was further highlighted by its role in hosting major sporting events, such as Hockey Day in Canada in 2016 and both the Memorial Cup and Scotties Tournament of Hearts in 2023. Beyond entertainment, the Sandman Centre has emerged as a crucial community asset, offering practical amenities such as an indoor space for winter walks, a refuge during extreme weather, and an evacuation centre for during times of crises. These examples remind us that community spaces are much more than their physical dimensions. The journey from initial proposal to the beloved Sandman Centre was not easy. “Housing is one of the biggest drivers of rising college prices in the U.S., fueling the $1.6 trillion federal student loan crisis, a WSJ investigation found. Though school administrators often boast of keeping tuition in check as a sign they’re sensitive to students’ financial concerns, they rarely rein in costs for living on campus. ⁠ ⁠ The Journal examined the price of residence halls going back roughly two decades at 12 public universities around the country. The least expensive bed increased by a median of 70% in today’s dollars. ⁠⁠ At Binghamton University in New York, the price for the cheapest option more than doubled over that span, and now tops $10,000 for two semesters in a shared room. ⁠ ⁠ Binghamton spokesman Ryan Yarosh said the housing options changed dramatically in that time, with 12 new residence halls and significant upgrades to others, more private bedrooms, and hundreds more staff to help with student mental health. ⁠ ⁠ While rental prices rose nationwide in this period, an analysis of Census data shows median rates increased at a slower pace in the areas immediately around all 12 schools than the pace for the least expensive options on those campuses. ⁠ ⁠ Many schools demolished older, cheaper residence halls, switching out double-occupancy rooms and shared hallway bathrooms for more private accommodations with communal amenities such as study lounges, fitness centers and swimming pools. The median increase for the most expensive housing offering at the 12 schools was 114%, adjusted for inflation.⁠ ⁠ Many of these luxury dorms were built and run by private developers.
