Our local leaders have a huge impact on the success of our communities and investments. Since coming to Georgia I decided to research Atlanta’s Mayor Andre Dickens. Since taking office in January 2022, Mayor Dickens has influenced Atlanta's real estate landscape through various initiatives. Here are a few: 1. Affordable Housing: Launched projects to add over 5,000 affordable housing units, aiming to address the city's housing needs. 2. Development Projects: Supported sustainable urban growth with initiatives like the Atlanta BeltLine expansion and the Gulch redevelopment, intended to revitalize underutilized areas. 3. Regulatory Improvements: Implemented measures to streamline permitting and zoning processes, aiming to reduce bureaucratic obstacles for developers. 4. Public-Private Partnerships: Facilitated collaborations between the city and private developers, resulting in mixed-use developments like Westside Park and Centennial Yards. Mayor Dickens' term is set to run until January 2026. It will be interesting to see how these initiatives will shape Atlanta’s real estate sector. Cleveland is on the brink of a monumental transformation. Mayor Justin M. Bibb has unveiled a groundbreaking $1 billion+ incentive package to support Bedrock's ambitious $3 billion plan for revitalizing Tower City Center and the Cuyahoga River's eastern bank. This visionary project aims to convert underutilized spaces into a vibrant neighborhood featuring 2,000 new residential units, over a million square feet of office space, retail and entertainment venues, and 12 acres of riverside parks and promenades. 𝗞𝗲𝘆 𝗛𝗶𝗴𝗵𝗹𝗶𝗴𝗵𝘁𝘀: • $600 million from tax-increment financing (TIF) for development costs. • $115 million from the "Shore-to-Core-to-Shore" TIF district for public infrastructure. • Creation of 400 affordable housing units. • Significant contributions to workforce development and minority-owned businesses. This initiative is poised to generate billions in economic benefits, including job creation and substantial public access to the riverfront. Main Street Specialist Leigh Young, AICP recently spent time with the board of directors from the Historic Lapeer - Main Street DDA during their annual board retreat, working on examining their Transformation Strategy and related strategic planning for the organization. #MichiganMainStreet communities deploy transformation strategies to articulate a focused, deliberate path to revitalizing or strengthening a downtown or commercial district’s economy. Grounded by both an understanding of the underlying drivers of the local and regional economy, as well as community feedback and engagement, a Transformation Strategy should describe a market position that the commercial district can successfully fulfill. An effective Transformation Strategy serves a particular customer segment, responds to an underserved market demand, or creates an authentic destination. Simply stated, a Transformation Strategy is a comprehensive economic development strategy that guides the direction of the revitalization journey and, over time, transforms the district. Understanding and activating towns and cities requires broader leadership and new imagination. "The reality of the UK’s straitened public finances means local government is unlikely to be the recipient of government largesse any time soon. That’s why we need a recognition across the business community and among the wider public that councils cannot cope with the changing needs of high streets on their own." "They need support and what we’ve observed across many towns through the work of the High Streets Task Force is that towns that are bucking the trend are those that are recognising this and seeking to expand high street leadership capacity through new vehicles." Proactive and inclusive partnerships, such as BIDs, with vision and determination are essential to plan and implement initiatives that shake many of our High Streets out of their current slumber. We all crave wide awake, we all want vibrant, we all need busy. High Streets that create an atmosphere, a reason to be there, and then communicate this effectively, can, as this excellent article suggests, buck the trend.

🌟 Concept Culture was proud to support the LDN Collective's launch earlier this month of their new Engagement, Co-Design and Social Value offer together with ECF, edge Urban Design, Commonplace, You See Media, led by LDN Collective CEO Max Farrell. A big thank you to our three key speakers, Oliver Deed, Hannah Smart, and Tim Ashwin, for sharing their perspectives on engagement, co-design, and social value. After the presentations, the LDN Collective members including our Creative Director Tanisha Raffiuddin facilitated two engaging group workshops. Participants discussed key challenges and explored “what good looks like”, using two case studies - one involving a major urban regeneration, the other a smaller-scale public realm improvement. Key takeaways included the importance of listening to communities, empowering them, and meeting them where they are instead of expecting them to come to us. We left the event feeling inspired and optimistic about the future of the built environment sector. We approach Civic stewardship with a holistic design vision because our work can positively impact the communities served. MWA’s first civic revitalization project transformed the Greene Library in Oakland into the African American Museum & Library at Oakland. Our civic portfolio has evolved to include urban design - 9th Avenue Terminal at the Port of Oakland, California - and community wellness and empowerment - Youth Uprising in Oakland, California. We continue to pursue Civic projects with complex and diverse stakeholder needs because these opportunities inspire significant social change.
