Miami Real Estate Partner Steven J Wernick, Esq. AICP was featured in Brian Bandell's South Florida Business Journal article, "Wynwood Walls Creator, Developer Partner on Hotel, Condo Building." The article discusses the anticipated mixed-use project by Whale & Star Wynwood LLC in Miami's Wynwood Arts District, including 214-unit hotel, 87-unit condominium, and 11,000+ square feet of retail/restaurant space. Wernick, who represents the developer in the application, said the hotel component would be branded and operated by Cloud One Hotels. There's been an explosion of apartment, office and retail development in Wynwood in recent years. While it's a popular tourist destination, not many hotels have been completed. "With the amount of foot traffic and the millions of people coming through Wynwood every year, there is clearly more demand for hotels," Wernick said. I accidentally bought a hotel after driving past it 100+ times. In 2020, I thought I’d found what worked for me. I had my niche → Apartment buildings in the Southeast. I had my network → Apartment investors. I had my leverage → I had sold my entire portfolio, more than doubling my investors’ money. For years, my family had vacationed in New York’s Finger Lakes region. Whenever we drove up, we’d crest a hilltop with a commanding view of Seneca Lake. With an old, rundown hotel sitting right on top. And, every time we passed, we’d have the same conversation: “What a waste! Someone should do something about that hotel!” Then one day in 2021, I learned the hotel was for sale. And, I thought: ”Maybe that someone should be me.” So I did something. - I found a partner with hotel expertise. - I approached one of my investors to see if he was interested in doing it together. - I put the deal together, closed it, and started renovating. Today, our newly renovated “Hotel Laurel” is a thriving hotel. And I have a new business I never thought I’d be in: boutique hotel renovations. It wouldn’t be the case if I hadn’t taken action. So, here’s my challenge to you: → Next time you catch yourself thinking “Wow, someone should do something about this,” Consider becoming that person.

The Hotel Refi is CLOSED. The work it took to get here is already fading in the rear view mirror and the goal, since the beginning, is falling into place. With this major hurdle cleared it’s now onto renovations, including insurance repair, coordinated around trenching and duct work for what’s coming next. On-site consumption will work, it will come down to how well it’s paired to another revenue source. I applaud everyone in this niche space who’s making an effort to normalize consumption by building licensed space. I am building mine in an old hotel, with a fortuitous address, and that’s in an urban core but was still somehow far enough away from any restrictions to be a suitable location. It’s all just a puzzle, and many look the same, and some have more pieces. This one has some pieces. But look close and you’ll see only a few more remain. DM with any interest in seeing our one page for a raise as we begin final construction. There is room to still be on the wall listed as a co-founder of the first licensed consumption lounge attached to a hotel as an amenity.

VIDA Residences Miami’s beaches and downtown hot spots are all within easy reach of Edgewater, making this a compelling place to live. Hyper-expensive condo developments line the waterfront (one boasts an $8.6 million penthouse) with more affordable accommodation inland. The high-rise condos have unleashed a wave of gentrification, with all the contradictions that term implies, but more down-to-earth places can be found to while away an evening or an idle Sunday. Neighborhood bodegas, cafes, and thrift stores contrast dramatically with the high-rises behind them, and Edgewater does feel like a place in transition. However, it does offer variety, a high standard of living, and excellent proximity to both beach and city center highlights.
