RICS calls for clarity on Minimum Energy Efficiency Standards for Non-Domestic Properties... I can only echo the content of the RICS article. Landlords and occupiers are lacking clarity on Minimum Energy Efficiency Standards (MEES) for non-domestic property and proposed future increase in minimum ratings. Deepki's survey reveals a pressing challenge for European commercial real estate: 50% of managers view a third of their portfolios as 'stranded' due to poor energy performance. With impending energy efficiency regulations, up to 40% of assets risk obsolescence in three years. We must make strategic adjustments to mitigate financial risks and align with ESG standards. European Commercial Real Estate Faces Stranded Asset Crisis Due to Energy Performance In Europe, more than half of commercial real estate portfolio managers acknowledge that at least 30% of their assets are now considered "stranded" due to poor energy performance. This pressing issue stems from the recent enforcement of stricter energy-efficiency regulations by the European Union, specifically through the Energy Performance of Buildings Directive (EPBD). The EPBD is a pivotal component of the EU's ambitious agenda for achieving net zero emissions. The commercial real estate market is grappling with multifaceted challenges, including elevated interest rates and fluctuating post-pandemic occupancy rates. A study by Deepki, a specialized data intelligence firm, found that property owners anticipate a surge in energy-related concerns. The study further reveals that a significant percentage of portfolios could face the risk of being stranded in the next three years, while an overwhelming majority perceive a high likelihood of asset devaluation due to stringent green building requirements. # Thank you Elisa Costa for your submission!
