How do you protect vulnerable neighborhoods during rapid growth? As the population of Nashville continues to surge, the risk of displacement to longtime residents grows. At Reinvestment Fund, we believe that establishing a data-driven baseline is a crucial step to making more effective policy decisions. In 2023, the Metropolitan Government of Nashville and Davidson County partnered with our research team to conduct a Market Value Analysis (MVA) and displacement risk study to inform its housing strategies in the face of its booming population. The MVA is an analytic tool created by Reinvestment Fund that can inform community revitalization and manage neighborhood change. Last month, Reinvestment Fund's Emily Dowdall moderated a panel at the #InvestHealthNashville Convening joined by Kaycee Ensign, a representative from the Nashville Metropolitan Planning Department, to discuss the importance of data in driving equitable development solutions. Thank you, GBH and to co-hosts Jim and Margary, for the opportunity to speak on this issue. 🔗Listen to the full interview at: https://lnkd.in/ereBzBKZ ✨ Notable excerpts: ✦ 1 out of 5 residential properties were sold to investors from 2004 to 2018...that rate was higher in communities of color - close to one-third of properties. ✦ We worked with local tenant organizations to understand the experiences of tenants they work with...when properties are purchased by investors, especially larger corporate investors, they are either outright serving notices to quit to start the eviction process or raising rent by such high rates that families have no chance of staying. ✦ In the last 10 years or so, we’ve seen that Chinatown has become a very hot market...as a community-based nonprofit, most of the time, we can’t compete...investors are coming in with a lot of cash, and they’re ready to close within 30 days. The one exception was when we beat other investors to buy 64 Beach Street by the Chinatown Gate. ✦ We can increase available funding as well as pass legislation...so that [ACDC and other organizations] have a better chance of succeeding at competing in a private market and taking these buildings off the speculative market...the TOPA bill, increasing funding, and some sort of rent stabilization are all really important tools. #AffordableHousing #BosPoli #MAPoli #Housing #Chinatown #Boston #Advocacy

San Francisco permitted 856 housing units this year through October.
