We are pleased to share the Q2 2024 #Industrial #Market #Report for Waterloo Region. The overall #vacancy rate across all markets in Southwestern Ontario stands at 2.02% this quarter and is approaching pre-pandemic levels of 2.50% in Q2 of 2019. However, asking net rental rates are up almost 162% in the same period. - Over the past 5 years, there has been a significant reduction in the availability of smaller land parcels in the 2-10-acre range, resulting in a surge in pricing and resulting in a cascading effect on the value of existing 50,000 square foot and under properties, keeping prices steady even with higher interest rates. - Landlords are adopting a strategy where they maintain face rates while offering increasingly attractive inducement packages to tenants. - Landlords are showing more flexibility in annual rent escalations, with 4.0% to 4.5% being the norm in previous quarters, dropping to 3.5% to as low as 3% over this quarter.
