A really interesting, yet somewhat sobering insight into the key compromises and constraints that will define the housing market in the coming decades. Maslow's Hierarchy of needs places shelter as one of the fundamental needs of a person, alongside food and water. We're increasingly seeing people (particularly younger people) having to sacrifice more and more of their other needs to help meet that shelter requirement. Increasing ages of first children, marriages, longer commutes and less money for anything else is the result. These compromises have helped sustain growth in the housing market, but how much more capacity is there to stretch these parameters?
Few people actually end up in the home of their dreams. I, for one, recently had the painful realisation that my mansion with a full-sized football pitch on the roof is some way off. Compromise is always an inherent part of the search for housing. But the highly competitive housing market we find ourselves in today had led to more fundamental compromises than mine being made in the size, type and location of the homes we occupy, and in our wider social lives. Buyers are living with their parents for longer, buying when they are older, moving further from work, taking out longer mortgages and even having fewer children than a decade ago, all in an attempt to find a housing solution that works for them. The ability to compromise in the ways above has natural limits, and a new set of compromises may well define the next decade. Dr Toby Parsloe and I have discussed these, as well as some ways we might mitigate the need for further compromise (such as tackling the chronic shortage of housing) in an article for the Cambridge University Land Society (CULS) magazine.
