Agree and amplify. We are the brokers at the end of an property investors life cycle. Yes they go through 2-3-4 brokers and acccountants a lot of the time before they find me. Where all the mistakes in structure / strategy / property / issues are made. You come to me to fix this to align everything to your goals and timelines. So many brokers claim to be INVESTMENT FOCUSED BROKERS. Many brokers are great at getting you CAPPED ON YOUR BORROWING POWER at 3-4-5 investment properties. If that is what you want great. Still come across and move your whole relationship to us as we are the best at what we do in the whole industry. They focus on the transaction we focus on the portfolio to meet your goals and timelines. Ive done it. Many of my clients have done it. I have the track record. 14+ years in lending. Ive built a 9 investment portfolio post 2018 lending rules. We have clients that are right now still buying more at 6-7 x their borrowing power in personal name. ie 500k personal borrowing power in loan size. Getting this client to 3 to 4 mill in lending. As an example. We have 70+ clients fully income replaced. Half became developers. We had 150+ fully income replaced clients pre 13 rate increases. My time and business is worth something.
