Ever wondered how someone without millions of dollars can invest in an apartment complex? It’s not out of reach for the average investor. Through apartment syndication, everyday investors can pool resources to acquire and manage large apartment complexes. This involves General Partners (GPs) who find deals, secure financing, and manage properties, and Limited Partners (LPs) who provide equity and receive profits without active management roles. Property Closing and Funding - With funds secured, we move to close the property deal. New ownership takes over, and LPs start receiving distributions based on the property's cash flow. As GPs, we might also receive distributions based on cash flow and asset management fees. This phase marks the transition to property management and operational execution. 4. Property Disposition (Sale) - We finally prepare to sell the property after a predetermined hold period. Upon disposition, LPs receive their initial capital back first, followed by a percentage of the profits. As GPs, we also receive a share of the profits.
