Who’s responsible for repairs to floors and ceilings in tenement buildings? 🤔 While there are some instances where the individual flat owner is responsible, repairs that affect the structure of the building are generally a shared responsibility among owners. Usually, the following are the individual's responsibility: ⚪ Floorboards ⚪ Floor coverings (e.g. carpets, tiles) ⚪ Ceilings But, when repairs include repairing or replacing the floor joists, these should be treated as common repairs. This is because the floor joists are part of the building’s structure and the cost of such repairs should be shared among all flat owners. Note: if an individual owner cuts into the floor joists in such a way that the structural integrity of the floor joist is affected, then this owner will have breached their Duty to Maintain and may be considered individually liable for the cost of repairing the damage. This photo shows a 2-tiered deck and how the top deck and lower deck meet each other. The builder of this deck was likely crossing his fingers and playing a game of "I hope there's never windy weather or an earthquake". There were only a few nails and bolts securing the framing of the top and lower decks together. A deck of this design should have been properly engineered and not simply one deck placed on top of the other. Jumping up and down on the upper deck caused it to rack side-to-side confirming poor design and inadequate connections to other framing members and to the earth. As you can see, the meeting points of the lateral beams below the upper deck were simply sitting (balancing, if you will) on 4x4 posts as well which is another bad idea. A really windy day could have caused each deck to fail. Ideally, the only real fix is a complete tear down and then proper engineering and rebuild with 6x6 posts, proper fasteners and brackets, etc. The home buyer of this home almost waived his inspection but, lucky for him and his family, decided to have it done. #decks #diydeck #badengineering #baddeckdesign #poordeck #unsafedeck #deckdesign #homebuyer #homemaintenance #homeowner #realestate #lancasterpa #homeinspection #safetyhazard #injuryhazard

Look for signs of foundation issues 1. Visible exterior cracks 2. Cracks/uneven driveway or sidewalk 3. Drainage not pointed away from the house 4. Unlevel facia boards 5. Yard slopes toward house 6. Large trees with roots close to foundation 7.Cracks in walls 8. Floors visibly not level 9. Window not square 10. Gaps on top of interior doors when closed 11. Doors jam/will not latch

This video highlights the damage caused by water ingress when both the design and construction of a building do not meet acceptable standards. The three contributing factors identified with the builder’s assessment were: Poor design: the inclusion of such window system in the shower area is generally considered poor design practice. Inadequate window sealing: the current window type (opening) cannot be effectively sealed, necessitating replacement with Fixed glazing system. Non-Compliant waterproofing & tile application: there are non-compliant practices in the application of waterproofing and tiles to the window reveal. This is an unnecessary expense and inconvenience to the apartment owner. In multi-storey developments, this type of leak can cause issues for the whole building, particularly to the wall framing structure and to the apartments below who often have water damage. All the timber studs in this case were rotten due to the long exposure to water draining down the wall cavity. For this reason, we recommend scheduled inspections of apartment buildings and the use of professional contractors to remedy these faults in a timely and professional manner. #buildinginspection #waterdamage #buildingremediation

Construction Tip: How to Effectively Level a Floor A level floor is essential for any construction or remodeling project. Here's a tip to help you level a floor effectively: The "Four Corners" Method: 1. Place four reference points at the corners of the floor, using nails or screws. 2. Connect the reference points with strings or cables, forming a square. 3. Measure the distance between the strings at the center of the square. If the distance is equal in all directions, the floor is level. 4. If the floor is not level, adjust the reference points and re-measure until you achieve perfect leveling. 5. Once leveled, you can start installing the final flooring, whether it's wood, ceramic, or any other material.
