So, the previous viewing in West Bridgford proved to be a non starter - the ‘space’ at the back turned out to actually be on the front! But I’ve 4 more viewings this week, in Arnold this time. Again, a good area, with good links to the city centre and University. I’m also viewing a commercial property on Friday, with a view to a conversion to resi. HMO might seem the better option for higher cashflow, but the area seems flooded with them and we prefer to convert and sell as individual apartments within the block. If it’s a goer, from the plans, it looks like it would be around 9 units, so a tasty project with potential for great investor returns and creating 9 homes out of a derelict office. A win-win! Latest property and construction news…..   Centrick has sold its high street sales and lettings division to Lomond Group. The division (with its 25 employees) will operate using the John Shepherd brand. Centrick meanwhile has stated it will focus on delivering property management, valuation and other services to the residential property sector.   Plans by Aston University to construct a new ‘lantern shaped’ teaching building - which received planning consent in 2021 - have been scrapped. The university has said the change is due to ‘strategic adjustments.’   Work has started on the restoration of sixteen post-war, pre-fabricated, bungalows in Wake Green Road, Moseley, Birmingham. The buildings are owned by Birmingham City Council, are grade-II listed and remain largely occupied.   £44.5m has been secured by Select Property for its Lancaster Wharf scheme in Birmingham’s Gun Quarter (Princip Street/New Town Row). The development will have 266 apartments for rent, co-working space, gym, and rooftop garden. Completion is due in Autumn 2025.   According to Halifax, average UK house prices in 2023 ended the year £4.8k higher than the previous year. Heritage Works for Housing aims to help tackle the national housing shortage by providing small and medium-sized developers with clear guidance on repurposing historic buildings for residential use, says the publisher, Historic England. It claims that up to 670,000 homes could be created by repurposing existing historic buildings in England. The publication sets out the benefits and challenges of transforming historic buildings into residential use, as well as providing step-by-step guidance at all stages of the process. This includes advice on feasibility testing, stakeholder engagement, heritage appraisal, design development, building consent and ongoing maintenance. Historic England chief executive Duncan Wilson said: "This report demonstrates how historic buildings can be part of the solution to the housing crisis. It is a timely and useful guide for developers who want to adapt historic buildings for new housing, showing that historic buildings can offer attractive and sustainable living spaces that meet the needs and aspirations of modern homebuyers, while retaining their heritage significance and special character.”
