Looking to develop medium-density housing in Victoria?
Andever’s Cape Street apartment design may inspire your future projects.
Originally a large single-family home block at Heidelberg, our client wanted to house multiple families in the development, ensuring sufficient privacy while fitting in the suburban character. Rather than the conventional townhouse typology (which renders a substantial part of the site a driveway), our response was to design an 8-unit apartment complex that centralized the building mass and reserved generous backyard spaces to the ground-floor units, allowing mature flora all around. After rigorous assessments of shadow and bulk impacts, we obtained all planning approvals, setting a precedent for future developments.
If every 1 in 6 free-standing single dwelling were redeveloped in this way, the number of overall dwellings in an established suburb could in fact double without imposing even so much as a third storey. Not to mention, striking a good balance between liveability and affordability.
