Hotel rooms are commodities. They’re generally very similar. The general function of a Holiday Inn room versus an Aman room is not different. Now, the Aman room is much nicer, but if you compare Aman to Four Seasons and Ritz-Carlton, you’re looking at options that are much closer in quality. I guarantee you, if someone showed you a One&Only room versus a Four Seasons room, you wouldn’t easily know the difference. Within each sector—luxury, three-star, four-star, etc.—you’re essentially dealing with hardware that is a commodity. When hardware is a commodity, the software—the brand—is what truly generates value. Hotels need to focus on what truly creates value: design, food and beverage programming, wellness initiatives, events, and service. It’s no longer an arms race to see who has the nicest sink. It’s about who can offer the brand restaurant and the right activations that make people want to be there. The real question is: how can you get the right mix of people and energy in your property?
