Bozeman home prices have officially reached an all-time high, raising the cost of living in Gallatin County and the region. A recent study completed by the Gallatin Association of Realtors calculated the median price for a single-family home in the greater Bozeman area in February 2024 to be $979,500—that's $52,000 more than Seattle. As a Community Action Agency, HRDC is responding to the need for more affordable housing by assisting customers all along the housing continuum. The housing continuum represents the range of housing types necessary in a community to meet the needs of its residents. At one end are emergency shelters, which provide shelter from sleeping outside for people without housing. On the other end are market rate ownership options. Legislative Update! This year’s #PABudget included a significant increase in the transfer caps from Realty Transfer Tax revenue to the PA Housing Affordability and Rehabilitation Enhancement Fund (PHARE). According to the updated law, the transfer cap will increase by $10 million over the next four years from $60 million to $100 million. This crucial funding will support sustainable and comprehensive projects to: 🏠 Preserve and create affordable housing 🏠 Reduce homelessness 🏠 Support community revitalization 🏠 Promote affordable homeownership 🏠 Address various unmet housing and community development needs across the Commonwealth This is a major step forward for affordable senior housing and community development in Pennsylvania. Most people can relate to wanting or needing more affordable housing. Do you know someone who needs it? Or do you? According to Affordable Housing Finance, the general population has a 1 in 200 chance of experiencing homelessness in a given year. These odds vary based on economic circumstances. For people at or below the poverty line, the odds are 1 in 25! Let's face it, rent and home rates are at an all time high. Not just here in Texas but across the nation. Mosaic is constantly brainstorming and actively 🏃♂️ working to find ways to create change and be of service to our communities. Recently, Mosaic Collaborative went to a dinner hosted by H. E. Butt Foundation H-E-B. The event: "Know Your Neighbor Project" focuses on housing. Various community members came together; from those who have a lived experience with houselessness to executives and everyone in between. Together we discussed what the various experiences of housing entail and ways we can possibly help 🤝 create change. Project managers, house flippers, developers, realtors and many others can help shift the track that is the HOUSING CRISIS. Together, we can work toward greater affordable housing and as a result; creating just a little bit less suffering in the world. We all can benefit by helping each other, not just in housing but in random acts of kindness, compassion for others and a willingness to help others when possible. EXCITING NEWS! Governor Katie Hobbs announces a groundbreaking $89 million initiative to support the unhoused and boost affordable housing construction. This significant move is a game-changer in our state's fight against homelessness and housing affordability issues. Allocating these funds demonstrates a strong commitment to directly tackling the housing crisis. This investment is poised to make a substantial difference, offering real solutions to the challenges faced by the most vulnerable in our community. The $89 million will fuel various projects and programs, providing immediate assistance to those without homes and speeding up the creation of affordable housing. This strategy addresses not just the immediate crisis but also lays a foundation for sustainable solutions to prevent future homelessness. In 2016, only 43% of the estate population had access to safe drinking water, much lower than the national average of 90%. Existing facilities are dilapidated, forcing reliance on public water points, streams, or open wells, particularly during dry periods. This situation disproportionately affects women and girls, who may spend several hours daily collecting water, impacting their ability to work and attend school. The Community Development Forums (CDFs) completed 14 water projects in 7 estates from 2019 to 2023, benefiting 974 households. SCACED Member Spotlight: The impact of Southeastern Housing and Community Development's "Blight to Bright" program was recently profiled by The People Sentinel newspaper. The program, Blight Reduction Innovation to Generate Housing Transformation (BRIGHT), was developed by Southeastern Housing and Community Development to address blight in various municipalities also struggling with a lack of attainable housing. After the City of Barnwell approved the program late last year and initially funded the program with $100,000 of American Rescue Plan Act dollars, eleven properties have been addressed by the BRIGHT program with twenty-two more properties identified. Earlier this year Southeastern Housing and Community Development also received $150,000 grant from the Community Economic Development Fund (CED Fund), which SCACED administers as funds are available, doubling the funding for the BRIGHT program and also creating a small down payment/closing cost assistance program. There are some good lessons in here on how layering different models of shared equity ownership provides huge returns on a community's stability and opportunity. "A partnership with a CLT provides an extra layer to protect the long-term affordability of an LEC, while also providing ongoing support and technical assistance to the co-op. And by creating an umbrella entity under which multiple LECs exist, there are opportunities to take advantage of economies of scale that may not be possible with individual co-ops."
