We're opening our sixth coworking center in Tallinn in September! Take a virtual step inside 📍Workland Vektor, where bold colors and diverse materials converge to create a stimulating yet tranquil work environment. The interior of Workland Vektor draws inspiration from the Verde center in Riga. According to Rita Laudere, an interior architect at Lauder Architects, the aim of the interior design was to support the creativity and collaboration of people working in the center daily. "By using an abundance of rich colors and textures an inviting environment that encourages productivity and well-being is achieved, while the use of earthy tones provides a calming effect and allows the mind to rest when necessary." she adds. The new center will mostly offer private offices of various sizes, catering to the high demand. 👉🏼 There are a total of 250 workplaces, including 79 private offices for smaller teams, which can also be shared among larger companies between different teams. In addition to private offices, Workland Vektor will feature a coworking area, meeting rooms, phone booths, and a shared kitchen and lounge area. "It is clear that a workplace does not only mean physical location or space anymore. Creativity, productivity, and a supportive work environment have become increasingly important for people," explains Indrek Hääl, the founder & CEO of Workland. 🧑🏻💻 According to feedback from our members, they highly value the well-thought-out design of the coworking centers, from phone booths to lounge areas. The deal marks Koba’s entrance into the flex market following its formation in 2023. Spearheaded by Paul Nellist, Rob Stewart, James Thorne & Tom Beard, Koba creates sustainable workspaces based on evidence and not greenwash. Koba's second location will be announced in the coming weeks. At 100 Barbirolli Square, Koba will take the vacant space and transform it into a dynamic centre with a host of meeting rooms and spaces for businesses of all sizes. The offering ranges from private office suites that can accommodate companies wanting between 20-200 desks to 4-6 person studios and one-person co-working desks. Works commence in the coming weeks with the launch scheduled for early Q4 2024. Hmmm. The "Quick Fix" is not what the coworking/flexspace industry is about. This reminds me of the time about 10-15 years ago when some office owners used home-grown Regus-like executive suite setups for "land banking" vacant space in office buildings -- with the hope and prayer that larger credit tenants will swoop in and pay the asking rent. Except for prime Class A newer office properties, those days are mostly over. This The Real Deal piece focuses on Tishman-Speyer's Studio. And to their credit they are looking at coworking as not just a stopgap -- but as a strategic offering in their properties. "Building for flexibility means giving up the environmental permanence of an office designed just for you. That means no drywall and as little custom-made and permanent fixtures as possible. People who work in common or shared areas need quiet for Zoom calls. So-called focus pods –– mini soundproofed rooms –– are in huge demand as a result. Half of new enterprise build-outs requested them..... When an office in a Tishman Speyer building becomes available, leaders try to figure out if turning it into a shared space is strategic.
