In our '10 Ways to Build Multifamily Housing Better and More Affordably', Way #8 addresses the need for efficient, economical structures. Light wood framing is utilized for the primary structure at most multifamily housing up to five stories in height, due to its cost efficiency relative to other options, such as concrete and steel. To achieve the highest level of efficiency through a reduction in structural complexity, stack the walls and unit plans in the building as much as possible and align door and window openings within walls from floor to floor. Laying out unit plans and building plans on two-foot modules will help to rationalize work on the building during both design and construction, optimize material use, reduce waste, and increase productivity with framing, drywall and other trades. Also, incorporating advanced framing measures (i.e. wall studs and floor joists spaced at 24” o.c.) whenever possible will not only reduce cost and improve productivity, but result in considerably higher thermal performance at exterior walls. It is generally advantageous to orient floor framing with joists spanning across the unit from party wall to party wall, running parallel to the exterior wall. With windows stacked at the exterior wall, this allows for dramatically reducing the amount of header framing at the exterior walls, reducing cost and improving thermal performance. In addition: • Design lower level common spaces with minimal structural spans. • Avoid steel whenever possible. • Avoid structural cantilevers in wood framing. • Coordinate the location of structural steel members when used at a building's lower levels with the layout of plumbing and other systems. As always, reach out if you have questions. We are more than happy to share more information. #cedc #efficientconstruction #economicconstruction

STAGES OF BUILDING CONSTRUCTION 🏗️🧱🏠 Let me take you through the journey of a building's construction and why, as a Homebuyer , you should be aware of it. The very first step that a developer needs to initiate is to get the plans ready and submit for approvals from the local governing authority once they receive the approvals and commencement certificate. Start with the construction work. The first stage involves clearing the side and levelling the ground, followed by the excavation process and the piling work to create a strong foundation. Next, the foundation is laid, followed by a plinth , which is the first slab above the base structure after the plinth is done, columns and slabs are added for each floor until the last slab, which is known as the Terrace slab. now with the slabs in place, brick work begins, followed by the exterior plastering and painting, and once the exterior work is done, the interior work like plumbing, tiling electrical work and painting takes place and now once the final structure Is ready, the builder applies for the necessary permits and approvals from the local governing authority, and once the builder receives the occupancy certificate, the building becomes ready for occupancy, now here is a quick inside the maximum time taken in the construction process is to get the structure ready up till the plinth slab post which the construction is usually faster so if you buying a property in an under construction project, you should be aware of the construction process so that you can manage your finances accordingly, do share this video with someone who's recently bought a property in an underconstruction project and if you have any queries, Put them in the comments box. #punecity #punerealestate #premiumhomes #luxurioushouse #luxuryliving #spacioushome

Enhancing #Condo Living: The Power of Educated Choices in #Acoustic #Underlayment In the bustling environments of #residentialbuildings, particularly condominiums, #noise can be a significant source of discomfort and complaint. It's crucial for #managers and boards to realize that solutions and educational resources are readily available to address these issues effectively. However, a common hurdle is the lack of knowledge on how to approve the right #acousticunderlayments that are tested specifically for their #building’s construction type. Adjusting #CondoRules for Better #NoiseManagement: The starting point is to revisit and possibly revise your #condominium's #flooring replacement rules. Clear and comprehensive guidelines are essential, especially for buildings with specific construction features. For example, many #highrise #condos feature an 8" or 6” concrete floor and ceiling assembly #WITHOUT suspended ceilings. It's advisable to implement rules such as: "The Corporation requires that any floor replacement must include a noise reduction system (acoustical membrane) tested for high-rise concrete buildings. The minimum standard at The Corporation is a flooring installation with an acoustic rating of FIIC/ IIC 70, specifically tested over an 8” concrete slab with #NO suspended ceiling." Streamlined Steps for Effective #NoiseReduction: 1. Request the acoustic test report: Residents and contractors should be required to submit the independent test report before approval is granted. 2. Invoice – Proof of Purchase: Ensure that residents provide proof of purchase, which helps verify that the correct specifications have been met. These steps not only facilitate a smoother renovation process but also contribute to a more harmonious living environment. Should noise complaints arise, residents and the board can rest assured that preventive measures are in place. It's simple, let's take advantage of the support available and make educated choices that benefit everyone in our residential communities. #propertymanager #propertymanagement #hoa #hoamanager #hoamanagement #strata #stratamanager #stratamanagement #multifamily #multifamilydevelopment #propertydeveloper #propertydevelopment #soundcontrol

BUYING A PROPERTY? 🏡 Knowing its construction type—Solid Wall, Cavity Wall, or Timber Frame—can influence insulation, energy efficiency, and future renovations. The good news? You don’t always need an expert; a simple visual inspection can reveal a lot! 🔍 ✅ Solid Walls: •Look for alternating brick patterns •Often found in homes pre-1920s, these walls are thinner (~220mm). •Older Homes especially those built before the 1920s are more likely to be solid brick ✅ Cavity Walls: •Bricks laid with long sides (stretchers) only. •Spot weep holes near the base for moisture drainage. •Thicker walls (~250mm, including cavity). ✅ Timber Frames: •External cladding may have vertical gaps (perpends) for ventilation. •Hollow sounds or flexibility in walls can be a clue. •Inspect loft areas or sockets for visible timber structures. For more details, our full guide will help you to spot these construction types with ease!
