Navigating the Modular Construction Process: Best Practices & Lessons Learned
**May 15, presentation 2-4pm; reception following, 4-6pm--San Francisco**
Join us for an educational presentation on modular construction’s best practices, with a follow-up Q&A session. While our panelists will be talking about modular through the lens of affordable housing construction, the best practices and lessons learned can be applied to all types of modular construction. We will follow the flow of a typical new affordable housing development through its typical stages (project conception, design, permitting, construction, and closing) and will discuss optimal approaches for each stage.
Modular construction is especially attractive to affordable housing owners and developers due to cost constraints and the conceptual savings in time and money that modular approaches can bring when executed properly. As modular building is relatively new or unfamiliar to a lot of people in the industry, we will inform on how to effectively navigate the process, so you end up with a successful project. In this presentation, the panelists will focus on the most common type of modular that an affordable housing developer is likely to build due to being most cost effective/efficient—mostly wood-framed construction 3 to 5 stories in height, possibly installed over 1 or 2 levels of concrete podium construction.
Presenters include:
Randall Thompson, Senior Preconstruction Manager, Nibbi Brothers
Jonas Weber, Associate, David Baker Architects/DBA
Carolyn Bookhart, Director of Real Estate Development, RCD
Chelsea Drenick, SE, Regional Director CA-North, NV, UT, Woodworks
Tommy Fong, AIA, Vice President - Technical Services, Marx|Okubo
Sandy Blair, Vice President, Marx|Okubo

Multi-residential housing in Australia is evolving fast due to social and economic pressures.
The sector is also benefiting from the vision of forward-thinking architects, designers and developers and their aspirations to deliver modern, sustainable, design-led dwellings.
Australia’s multi-residential sector has 10,026 active construction projects totalling over 276 billion AUD. Many are in the design pipeline with only 1,375 at the construction stage with a main contractor on site.
Statistics over the last five years show the average time between design approval and construction start is approximately 20 months.
There is that saying “they aren’t making any more land”. They also aren’t making any more time…we are committed to making the most of both.

Affordable housing. It’s something that’s been a huge talking point recently and unfortunately, the construction of affordable housing is not keeping up with demand.
Here’s what you can do about it!
Architects, like us, can assist developers or contractors in low-income housing projects by creating cost-effective designs, ensuring compliance with zoning and building codes, and integrating sustainability to reduce long-term costs.
We can also help streamline construction, engage with the community, and meet design requirements for securing funding. Through collaboration and innovative solutions, We can help bring affordable housing projects to completion efficiently.
We are currently overseeing a prestigious ground-up commercial project in Cedar Park, envisioned by our client as a standout development. The project involves designing and building a 40,000-square-foot commercial complex consisting of six retail buildings. Our client provided a conceptual plan and set a challenging deadline of nine months for the design and permit approval process.
We successfully submitted the civil submittal to the City for review within four months. Now, we are on track to submit the architectural set within a month. We are confident that we will receive permit approval soon and can begin groundbreaking for this project.
Since the project's inception, we have coordinated all teams efficiently to meet the client's requirements within the tight timeframe. By managing teams effectively and ensuring the accuracy of our submissions, we have expedited the permitting process. We have employed the right teams to deliver the design the client expects while ensuring compliance with the authorities' requirements.
Our control over the materials used, structural elements, and space utilization ensures that the developers receive the best value for their investment. This holistic approach ensures a successful project that meets the owners' vision and satisfies all stakeholders. As general contractors, we not only execute the construction but also ensure the project aligns with the owner's overall vision, leading to a successful and harmonious outcome.(www.txsparks.com)

Realistic Home Building
The traditional "architect-first" approach is changing. Modern builders are now contracting architects directly to ensure projects stay on track and within budget.
