This article talks about a transformation of an old office building in San Francisco This market is suffering from more than a 36% vacancy rate, which will soon approach 40%. The new owner paid less than half of what the previous owner paid for the building in 2014, and is proposing a highly enhanced amenity package to make the building really attractive to new tenants. With his low basis, he can afford to do that. I will be interested to see if he succeeds.

Speaking last month at the launch of the newly refurbished 9th floor of Wellbar Central, Patrick Matheson, partner at Knight Frank, said: “Since the pandemic there has been a well-documented ‘flight to quality’ which has led to a significant volume of lettings involving newly developed offices or refurbished space. 2024 has seen over 86,450 sq. ft of Grade A lettings, accounting for 74% of all lettings."
