Breathing New Life: 🔥Preserving a historic structure with extensive fire damage presents numerous challenges, but the rewards are immeasurable. For the Foster-Thomason restoration, we meticulously balanced in place preservation with necessary replacements. Our methodology: 🔸 Saved the salvageable: We assessed every element, prioritizing the preservation of as much original material as possible. 🔸 Replaced in-kind: Where replacement was unavoidable, we employed custom-made knives to precisely match the historic millwork profiles. 🔸 Recreated the lost: We made molds of original elements to recast intricate details like medallions, rosettes, and caryatids, ensuring authenticity by using the same materials used in the 1880's.

During the day, the Eccleston Restoration Site has a lot of different frog calls, but it’s only at dusk and into the night you realize the deafening chorus of abundance and diversity going on. And you’d also never realize the sky above it trades birds for bats (and a different set of birds). And to think, in 2017 this was largely an atrazine-soaked cornfield. I honestly am not sure how folks next to this site get any sleep. It’s *that* loud. And a month before this, it was a noisy with the “barks” of wood frogs. But in April, it’s peepers and American toads stealing the show. What’s really sad is that in the eyes of the regulatory community, this chorus, and the wonder in my daughter’s eyes, really don’t count for much if any mitigation credit or penalty on the impact side. It’s not even measured. Benthic macroinvertebrates and fish do count, but the sensitivity is a few paltry percentage points in my district. But there’s no value assigned for amphibians, birds, reptiles, or beaver. Often these keystone species go unstudied, preconstruction and post. And since this abundance has no correlation with how pretty stream banks look, it makes you wonder how much diversity has been lost in the name of sediment reduction making tidy-looking streams. But you don’t get this type of function with some perfectly sinuous stream with cute little named amalgamations of rocks at the meander bends. And you certainly don’t get there being afraid of a little erosion, particularly on a bank less than a foot high. You change boundary conditions, you provide plants and substrates, and you start managing for outcomes, praying the money doesn’t run out on the way. It takes vision and hard work. It takes sacrifice. I recognize my extreme privilege for the opportunity to work with such an amazing group of people at Johnson, Mirmiran & Thompson and clients to make this site come to life. But owners, regulators, and practitioners should strive to do better, because this site is the exception, not the rule.
