It’s spring selling season! Many will be listing their home in the Upstate soon and some will choose an “Over-Price” strategy. Is this the right way to go? Why do some professionals choose this option? Let’s break it down… Overpricing is simply choosing to go above what most comparable sales in the area may suggest the home’s value range may be. Listing price is a marketing tool and often agents (ourselves included) suggest staying in the range or even being on the low end to attract multiple offers. Still many choose intentionally to “start high” thinking about the eventual negotiation or maybe a feeling their property is the new bar to set for the area. When it’s a bad idea: Does your home have a lot of easy to find comparable sales? If so the buyers and their agents can and will find them. This can dramatically reduce your showing volume and leave your property sitting. Most buyers know low-ball or well under-list offers are a rarely accepted when a property first hits the market so even those with willingness to meet in the middle may just wait you out! When it makes sense: Major value-add and new construction. New builds may not have good comparable sales in the area which forces the builder/developer to set pricing based on market demand and cost of construction. But their press release would be so much more compelling if it translated listing efforts into actual deals and therefore likely revenue. Anyone can ‘list’. In the post settlement period real estate agents can expect the brokerage firm's office to track the number of open houses and the consumer attendance. These figures will be compared with the number of buyer showings for the brokerage firm's active listings. This is done to determine if the National Association of Realtors signed settlement agreement requiring potential buyers to sign a written agreement before touring a house is contributing to an emerging trend. The firm is reviewing their collected numbers to understand if local current consumer behavior is demonstrating an increased attendance with open houses and a decreased number of buyer showings with the firm's active listings. If this proves to be an emerging trend the brokerage firm may adjust their approach to selling by increasing the frequency of open houses for each individual listing. What a week that was, records broken and both the sales and lettings teams on fire. Has Spring, sprung? Activity is positive, properties that are being marketed correctly are attracting attention and those that attract attention tend to get sold - it isn’t rocket science. At DM & Co. we are seeing a real spike in second steppers, those looking to sell their first home and move up the ladder - with this has to come education, now no longer first time buyers, but first time sellers - so what is the process, how do you sell your house for the first time? There are lots of people out there looking to buy, but not yet in a position to proceed - be it that they are not sold, or in some instances not yet on the market. This tends to create somewhat of a lag, and plenty of patience is needed to keep chains held together. If you are a seller, never forget to fully understand the position of all offers - a lesser offer, in a stronger position - can often be the right choice.
