Our Portfolio's high quality, prime location, ample parking, efficient floor plans, and easy access to major transportation routes make it an ideal choice for companies aiming to attract employees from across the Columbus area. Before the pandemic, office leasing was driven by high-density trends, but this has now shifted to a focus on quality and accommodating hybrid work schedules. While productivity studies are still emerging, office market statistics clearly show evolving preferences. There's a noticeable bifurcation in office demand, with a marked shift in tenant tastes. As the economy normalizes, companies are working to lure employees back to the office while balancing a resilient labor market, remote work demand, and economic challenges. Businesses are leveraging their office spaces to create environments that attract, recruit, and retain talent. Class A office spaces are outperforming Class B in terms of occupancy, absorption, rental growth, and demand in Columbus, mirroring national trends. Since April 2020, 80% of tenants occupying 20,000 square feet or more have moved from lower quality to higher quality buildings. This trend has led to a divergence in office supply, with modern properties featuring the latest amenities standing out against older, unrenovated buildings. The rental rate premium for Class A spaces has increased from a historical average of around 20% to over 40%. Interestingly, tenant improvement allowances for lower quality properties have risen by more than 25% since 2019, while concessions for Class A properties have only grown by 15%. This trend is observed in all markets where we own office assets. High-quality office spaces not only attract a larger share of tenant demand but are also more cost-effective and efficient to own.
