Quick and inexpensive tips to get your house ready for market.


There are two key components to selling your home. Price it right and make sure it looks amazing when it goes on the market. Research has shown the average sale price of a property can be increased by 1-5% simply because home staging tips were implemented before the house hit the market.

The buyer might not be able to visualize how fabulous your property looks if it’s empty or if it has all of your personal belongings in it. Create an environment that sells itself. You want your potential buyer to walk in and say “I could live here” they can imagine it as their home. It’s all about creating a space that buyers emotionally connect to. Of course hiring a professional stager is what I always recommend but in some cases that’s not in the budget.

So today, I’m going to focus on tips that you can integrate with your listing at a very low cost.

A fresh coat of paint. Everything looks cleaner and newer with a fresh coat of paint. But remember to keep it neutral. This is not the time to express yourself with bright colors. The idea is to make your house look as impersonal as possible but still have that wow factor. So I recommend whites and beige tones. 

De-cluttering. Another really important tool for making your house look it’s best. Take all of the stuff that screams you and remove it. Remember you want to have a blank slate so the buyer can visualize themselves living in your house. This includes cleaning out most of the stuff in your closets, clearing off most of the stuff on your kitchen and bathroom countertops. Family photos. Store them away. You get the idea.

Repair anything that needs repairing. Ensure all window treatments (Blinds, shades, and coverings) are fashionable and work properly. These are frugal fixes that can increase the value of the home.

The position of furniture and lighting is so important. Maybe add some fresh flowers and a throw rug under that dining room table. 

Home Staging is a smart investment and a cost-effective marketing tool for the broker. It can be a deal-maker and sell a property for the best price in the shortest amount of time.
