Extending a roof's lifespan and improving its durability are among the many upgrades performed on BKM properties. The BKM Construction Department makes these enhancements to help protect the building’s structure while minimizing costly repairs in the long run. We start by pressure washing the roof to remove dirt and debris, followed by placing mastic and reinforced fabric around pipes, vents, and cracks. A 3-course repair seals areas around drains and scuppers to prevent future leaks. Foam blistering is removed, and polyurethane foam is applied to low ponding areas to improve drainage (that’s the yellow material in the video). Daniel Figueroa, BKM's Associate Director of Construction Management, explains, "By sealing penetrations, repairing cracks, and addressing areas prone to ponding water, the roof becomes more resilient against leaks, weather damage, and wear." Finally, we apply white silicone at 1.5 gallons per 100 ft² over the entire roof and around all rooftop equipment for long-lasting protection, creating a waterproof barrier that reflects UV rays and reduces heat absorption, ultimately lowering energy costs and preventing future damage. At BKM, we take pride in the meticulous process of stenciling addresses and signage onto our buildings, ensuring both functionality and a polished appearance. This technique is more than just a finishing touch; it’s a statement of quality and attention to detail. Our BKM Construction Department consistently utilizes this method to enhance visibility and provide clear, professional markings that stand the test of time. Here's how our team achieves the perfect stencil in five steps: Step 1: Apply the vinyl cutout to the wall at the desired location—this serves as the silhouette of the final design. Step 2: Paint one liberal coat over the cutouts the same color as the wall behind the stencil to seal all edges and prevent unwanted drips. Step 3: Apply the desired color over the cutout sections, repeating until even coverage is achieved. Step 4: After about 30 minutes, slowly peel back the stencil to reveal your perfect design with no drips or frayed edges. Step 5: Stand back and admire your pro-level stenciling skills!
