Here's how our team achieves the perfect stencil in five steps: Step 1: Apply the vinyl cutout to the wall at the desired location—this serves as the silhouette of the final design. Step 2: Paint one liberal coat over the cutouts the same color as the wall behind the stencil to seal all edges and prevent unwanted drips. Step 3: Apply the desired color over the cutout sections, repeating until even coverage is achieved. Step 4: After about 30 minutes, slowly peel back the stencil to reveal your perfect design with no drips or frayed edges. Step 5: Stand back and admire your pro-level stenciling skills! BKM Capital Partners, a vertically integrated institutional fund manager, has acquired North Cabot Industrial Park, a two-building multi-tenant industrial park in Hayward, CA for $10.5 million. We're excited to share an in-depth case study that explores the incredible evolution of BKM's value-add strategy at PDX Activity Center in Portland, OR. Following a comprehensive capital improvement plan, BKM successfully incorporated exterior refurbishments at the property including modernized paint schemes, landscape design upgrades, and roof and HVAC repairs. The repositioning project did not stop there. Interior enhancements included reducing office build-out, updating fixtures, installing state-of-the-art LED lighting, and revamping the flooring and paint. In just the first year, the plan successfully repositioned 40,000 SF of space, signing 96,000 SF of leases at or above market rates and delivering an impressive 46.8% average leasing spread on BKM's spec suites. In addition, the property experienced a remarkable 23% and 28% increase in NOI and gross revenue, respectively, since the acquisition.
