Barlow Park Phase 1 in Sandton recently won the ‘Mixed-use Development’ award at the 2024 SAPOA (South African Property Owners Association) Property Development Awards for Innovative Excellence, a redevelopment of a former corporate campus into a high-quality, high-density, affordable, mixed-use residential precinct. Phase 1 consists of two residential blocks above a retail complex which warps around a podium on ground level. A school and restaurants, a recreation centre, a pool, business centre, and gym sports facilities occupy the podium level. Phase 1 also includes a road network, parking, and landscaping, with direct access to the adjacent park. The development’s proximity to the affluent Sandton CBD aims to establish an inclusive, sustainable community with access to economic opportunities and green spaces, counteracting Joburg’s historical spatial segregation. The precinct plan emphasises shares spaces as much as buildings, actively encouraging walkability and community life. The residential buildings are set back from the shopping level, creating a layered transition from public realm to private and featuring internal courtyards open to the north. Pop-out balconies add depth and interest to the façade while creating additional outdoor space. Barlow Park complies with EDGE certification requirements with its water sourced, treated, and stored onsite. It relies on solar power and other energy-efficient systems, and it functions as an integrated ‘city within a city’ rather than as a suburban island.
