  • 𝗣𝗿𝗼𝗷𝗲𝗰𝘁 𝗦𝗽𝗼𝘁𝗹𝗶𝗴𝗵𝘁: 𝗖𝗶𝘁𝘆 𝗧𝗮𝘁𝘁𝗲𝗿𝘀𝗮𝗹𝗹𝘀 𝗖𝗹𝘂𝗯 𝗥𝗲𝗱𝗲𝘃𝗲𝗹𝗼𝗽𝗺𝗲𝗻𝘁, 𝗦𝘆𝗱𝗻𝗲𝘆   This historic Sydney landmark is set for a transformative redevelopment that will combine modern living with its rich heritage. The $760-million project at 198 Pitt Street includes a striking 50-storey tower of 241 luxury apartments and 110 hotel rooms that will revitalise both the club's facilities and the surrounding urban area. The heritage-listed ground level will be preserved and enhanced, making this an iconic adaptive reuse development.   Key features of our solutions include:   𝗥𝗲𝘁𝗮𝗶𝗻𝗶𝗻𝗴 𝗛𝗲𝗿𝗶𝘁𝗮𝗴𝗲 𝗙𝗮𝗯𝗿𝗶𝗰: Our fire engineering performance solutions for fire ratings and services throughout the podium were carefully designed to minimize their impact on the surrounding heritage elements. This approach ensures these historically significant features are preserved and celebrated as part of the overall design.   𝗕𝗲𝘀𝗽𝗼𝗸𝗲 𝗙𝗶𝗿𝗲 𝗘𝗴𝗿𝗲𝘀𝘀: Agent-based egress modelling was used to demonstrate the effectiveness of strategic fire compartmentation in ensuring safe and efficient egress for occupants. This approach accommodates a greater number of occupants, optimising space usage while preserving the integrity of the heritage street frontage.   𝗛𝗶𝗴𝗵 𝗥𝗶𝘀𝗲 𝗦𝗽𝗲𝗰𝗶𝗮𝗹𝗶𝘀𝘁 𝗦𝗲𝗿𝘃𝗶𝗰𝗲𝘀: The building's height posed challenges for firefighting at upper levels. Our specialist fire team developed a performance-based hydrant system, incorporating rooftop water tanks to meet FRNSW requirements.   𝗔𝗰𝗼𝘂𝘀𝘁𝗶𝗰𝗮𝗹𝗹𝘆 𝗧𝗿𝗲𝗮𝘁𝗲𝗱 𝗕𝗮𝗹𝗰𝗼𝗻𝗶𝗲𝘀: The design incorporates acoustically treated balconies at strategic highly noise affected locations on the tower with specially treated soffits to create a quiet balcony environment while still allowing natural airflow.   𝗧𝗿𝗲𝗮𝘁𝗲𝗱 𝗔𝗰𝗼𝘂𝘀𝘁𝗶𝗰 𝗢𝗽𝗲𝗻𝗶𝗻𝗴𝘀: Acoustic openings have been extensively coordinated with the project team to address architectural, façade, and acoustic needs.
