    We are proud to share we have achieved the lowest gender pay gap for the second consecutive year at -0.6 percent. We believe the pay gap must be part of a larger focus on equity within a practice and cannot be tackled in isolation. “GroupGSA prioritises regular reporting and continuous improvement to uphold its strong stance on pay equity,” Director of People, Culture and Practice Nancy Piazzolla says. “This data-driven approach allows us to proactively identify and address any discrepancies, setting a benchmark for the industry.” This article highlights the positive news that the second round of gender pay gap data demonstrates significant improvements across several studios. The design fosters dynamic, team-oriented environments, enabling adaptability as the company evolves. At its heart, the design response is a balance between creativity, collaboration, and functionality. The space features an impressive client co-working and showcase area, along with a home-style kitchen designed to nurture both community and engagement between staff and clients. A standout feature of the design is the interconnecting staircase, originally conceived by our team in a previous project. It also serves as a testament to Betashares’ commitment to sustainable practices—a core value embedded in their business and investor commitments. Now reimagined, the staircase has been meticulously refined with warm timber handrails, set amongst a neutral base palette, and striking accents, seamlessly integrating with its surrounding spaces. Thoughtfully positioned to the side, it serves as both a physical and visual anchor for workplace connectivity. By preserving clear sightlines between floors and strategically activating key collaboration zones, it enhances staff interaction, fosters cross-team engagement, and strengthens overall workplace connectivity.   • Collingwood Park Secondary School in Ipswich, Queensland is now complete! The Queensland Department of Education has been opening state-of-the-art schools in fast-growing areas to ensure students have access to world-class educational facilities. This school caters to approximately 1,200 students in years 7 to 12. The site falls approximately 25-30m from west to east. This offers an opportunity to terrace the site from the west, stepping down to the east. The height of each step is equivalent to a building storey, allowing the buildings to straddle the terrace steps. Lift access and stairs within the buildings provide access to each terrace level. The masterplan utilises multi-storey (up to four storeys) buildings, minimising building footprints, which provide a large portion of the site as open green space. The site is covered in native vegetation, including significant eucalyptus trees, and sections of the existing vegetation have been maintained, providing environmental benefits and buffering the neighbouring residential properties to the north. The steeply sloping site required innovative solutions to fit the 12,200m2 floor area into the relatively small site. Our design maximises outdoor play and learning spaces, optimises solar orientation, and provides clear, functional, and equitable access. Outdoor spaces are terraced up the site, corresponding with the building levels, further enhancing the access connections. Most of the buildings are oriented to the north, providing optimum solar orientation and opportunities for passive design principles.     The Queensland Retirement Living Forum was truly engaging and thought-provoking! Here are some of the key takeaways: • Queensland needs 1 million new homes by 2046 and ranks 3rd in number of aging population, yet it holds 5th place in retirement living—with supply falling short. • To bridge this gap, we must explore alternative models—rethinking zoning, land use, and typology. The discussion highlighted: • Underutilised private land as part of the solution (eg.Integrating golf clubs with retirement living) • Medium-density housing to enable 'age in place' • Exploring other typologies, beyond ILU and RACF But the biggest challenge? A 35% rise in construction costs (even higher for high-rises), making it harder to turn approvals into reality. We need innovative, sustainable solutions to shape the future of retirement living. The result?  A workspace that feels more like a five-star hotel than a traditional office. The 1,900-square-metre space blends luxury, innovation, and sustainability to meet the needs of modern professionals.     Congratulations to our client Deicorp on the planning approval of its 873-dwelling East Showgrounds project in Sydney’s Hills District, 34km north-west of the CBD. The project includes five residential buildings designed by GroupGSA and #TURNERSTUDIO and 3,500sqm of public open space.  Our Living Environments team designed buildings A, B, and C in the precinct, and Turner Architects designed buildings D and E. Deicorp’s founder, Fouad Deiri OAM said, “These new homes will provide their residents with a seamless connection to jobs and services along Metro North West, and the new Hills Showground Village retail precinct currently under construction...the East Showgrounds development will include 44 affordable housing apartments for key workers on the doorstep of Sydney’s Metro rail line."     Deicorp has received planning approval for its latest Castle Hill development, set to deliver 873 apartments across five buildings in the East Showgrounds Precinct. Designed by GroupGSA and TURNER STUDIO, the project will feature 3,500 sqm of open public space, including landscaped courtyards, a public park, and communal recreational areas. Deicorp’s founder Fouad Deiri OAM highlighted the project’s integration with the Metro North West line and its contribution to much-needed housing, including 44 affordable apartments for key workers. Lisa-Maree Carrigan, Director at GroupGSA, emphasised the precinct’s focus on sustainability and its strong connection to the historic Castle Hill Showgrounds. This approval follows Deicorp’s recent green lights for major projects in Crows Nest and Zetland. Read more below.     We focus on gender equality at every level of GroupGSA. Today, the Workplace Gender Equality Agency (WGEA) published the results for 7,800 individual employers and 1,700 corporate groups. Our directors, Lisa-Maree Carrigan, Nancy Piazzolla and John Holland have prioritised gender pay equality for many years and are proud to share the data shows our Median Gender Pay in the Prof., Scientific &Tech industry category is - 0.6%. This is a significant, positive achievement compared to national figures and those in our industry. The WGEA scores pay gaps as: - “in favour of men” > 5% - “in favour of women” < -5%, and - “neutral” +/-5%; demonstrates the employer consistently focuses on gender equality and takes action to ensure it is at all organisation levels. Lisa-Maree Carrigan says, “We embrace equality and diversity within our industry and foster an inclusive environment in our practice that values individuals, irrespective of gender.   • BOND, Bondi Junction: The Sydney Morning Herald has recruited independent architects and other experts to review almost, or recently completed apartments to examine trends, policy, reliability, sustainability, quality, layout, and amenities. On 1 March, they featured Bond after touring the apartment block with our Associate Director and project architect, Noura Thaha, and Jim Hunter, Director of Capital Corporation. Located in one of Sydney’s most densely populated suburbs, with 10,000 people per square kilometre, Bond typifies the medium—to high—density housing the NSW government wants to see more of around transport hubs and shopping centres to solve the housing crisis. Above the facade of the old RSL where a new Club Bondi Junction has been built, the 80 units are larger than the minimum sizes recommended in NSW. 33 one-bedroom units, ranging from 55 to 68 square metres, were sold for $850,000 to $1.15 million off the plan in 2020-21. Two-bedroom units range from 81 to 89 square metres, with three-bedrooms at 122 and four-bedrooms at 178. This year, a 132-square-metre three-bedroom apartment was resold for an estimated $3.1 million.
